Living in Freiburg: Tight Market, Clear Rules
– Guide for newcomers
Anyone moving to Freiburg im Breisgau usually looks for a flat first – and in a city whose market is considered tight. At the end of 2025 around 238,300 people lived here; the city has been growing for years, which is why it is building the new district of Dietenbach between Rieselfeld and the Zubringer Mitte feeder road, where ground was broken in February 2024. Guidance on prices is provided by the qualified Freiburg rent index (Mietspiegel) 2025/2026, which applies until the end of 2026. We deliberately do not quote our own prices per square metre without a source in this guide. After moving in, you have two weeks to register at the citizens' service centre (Bürgerservicezentrum) in the Stühlinger town hall.
Freiburg has 28 districts, which the statistics office subdivides into 42 wards. Period-building neighbourhoods such as the Wiehre and Herdern lie close to the city centre; Weingarten and Landwasser were added in the 1960s, and Rieselfeld and Vauban in the 1990s. The largest employer is the university with the University Hospital; demand is correspondingly high at the start of the semester. We handle the transport from Berlin – around 810 km via the A9, A4 and A5; details of the route are on the page Moving Berlin – Freiburg im Breisgau.

Frequently Asked Questions About Living in Freiburg
Districts in Freiburg: Period Buildings, Large Estates, New-Build Areas
Freiburg has 28 districts. The old settlement cores include the Wiehre, Herdern and Zähringen, which were already mentioned in 1008; today the Wiehre is divided into Ober-, Mittel- and Unterwiehre. Stühlinger, with the town hall, lies by the main station. The southern districts of Günterstal and Kappel already reach into the Black Forest, while eastern ones such as Littenweiler lie in the valley towards the Zarten Basin.
The large housing estates of Weingarten and Landwasser were built in the 1960s, and in the 1990s Rieselfeld (ground broken in 1993) and Vauban on a former barracks site. Eight incorporated villages such as Ebnet, Munzingen or Tiengen have their own local council constitution. The city publishes figures on all wards in the FR.ITZ information portal. Which location suits your budget is shown by the rent index further below; at viewings it is worth checking the tram stop, cycle path and shops. If you are coming with children, also ask about nurseries and primary schools in the neighbourhood.
Housing Market in Freiburg: Demand, New Construction and Rent Index
Freiburg has been growing for a long time: in 1996 the city passed the 200,000-inhabitant mark, and at the end of 2025 it had around 238,300. The university, University Hospital and authorities attract students and employees, and the supply of flats is not keeping pace. That is why a majority of citizens voted in 2019 for the new district of Dietenbach, which has been under construction since 2024.
We do not quote specific prices per square metre because they vary greatly depending on location, year of construction and fittings. The Freiburg rent index 2025/2026 is reliable, and you can use it to check an offer. Start your search early, especially before the winter semester, and have documents such as proof of income ready. Property portals, housing companies and notices at the university are the usual routes. If you initially find temporary accommodation, you can store your furniture with us and have it delivered later – so the tenancy agreement does not have to match the moving date.
Moving prices by flat size
Whether a small flat or a large villa – everyone finds the right price with us. 1-room moves start from €354, 2-room moves from €609, 3-room moves from €879 and 4-room moves from €1,344. For houses and villas: individual enquiry, individual quote. For long-distance moves we charge from €4.25/km. It is most transparent with a free survey, after which we give you a fixed quote.
What the price depends on
First comes the distance between the old and new flat – a price from €4.25/km applies here. Then comes the volume of your household goods and the floor, with or without a lift. A parking restriction zone may also be necessary. For furniture assembly and a shared load we prepare a separate quote for you.

The registration office in the citizens' service is responsible; you book appointments online at freiburg.de/termine or by phone on 0761 201-0. The citizens' service centre is in the Stühlinger town hall, Fehrenbachallee 12. In most cases you must appear in person, and for registrations from abroad always all persons moving.
Documents for registering in person:

According to the city, registration is free of charge, and you receive a free registration certificate. Online registration is being introduced gradually in Baden-Württemberg; check whether it is available to you at wohnsitzanmeldung.gov.de. For this you need an ID card with the online ID function, the AusweisApp2 and the landlord confirmation. The city may also require additional proof such as a marriage or birth certificate. Further tips on moving can be found in our guide to moving to Freiburg.
Rent Index and Residential Areas in Freiburg: Wiehre, Herdern and Stühlinger
Guidance on rent levels is provided by the Freiburg rent index 2025/2026. It was recognised by the representatives of tenants and landlords on 23 September 2024 and by the city council on 10 December 2024. It is a qualified rent index, applies from 1 January 2025 to 31 December 2026 and shows the local comparative rent for privately financed housing, as net rent excluding service charges and heating costs. Not covered are, among others, subsidised flats, owner-occupied flats, short-term lets and shared flats. The PDF version and the online rent index calculator are free of charge, and according to the city the printed brochure costs 7.50 euros. We deliberately do not quote specific euro amounts here; look at the current rent index for these. A rent index calculator helps you estimate the local comparative rent for a specific flat by size, fittings, condition, location and energy features.
The district names also help with your search. According to the statistics, Freiburg has 42 wards. The Wiehre is divided into Oberwiehre, Mittelwiehre, Unterwiehre-Nord and Unterwiehre-Süd, plus Günterstal. Herdern consists of Herdern-Süd and Herdern-Nord. Stühlinger includes Alt-Stühlinger and Stühlinger-Eschholz, among others. The city publishes figures on the wards in the FR.ITZ information portal.
More on moves into the city can be found on the page Moving to Freiburg im Breisgau. A long-distance move from Berlin is described in the long-distance moving guide for Freiburg.
