From period flats in Steglitz to villas in Wannsee

move without stress

Unsere Firma Moving help for flats, villas and offices in all eight neighbourhoods between Steglitz and Wannsee.

In the Steglitz-Zehlendorf district, the type of building changes from one neighbourhood to the next: tenement blocks around Schloßstraße in Steglitz, villa streets in Dahlem and Lichterfelde West, estate houses in the Waldsiedlung Zehlendorf and lakeside plots in Nikolassee and Wannsee. That is why every job starts with a look at the access route, the stairwell and the parking space.

We are a Berlin moving company based in Moabit (Stromstraße 21) and drive out to the south-west for every job. Instead of working with flat rates, we plan each address in advance – through a survey or photos – and give you a fixed price. Your move in Steglitz-Zehlendorf should be transparent and free of hidden costs.

FAQ: neighbourhoods, parking restriction and registration

Frequently asked questions about moving in Berlin Steglitz-Zehlendorf

Answers about the eight neighbourhoods, the parking restriction from the Steglitz-Zehlendorf road traffic authority, costs for period flats and villas, and registration after moving in.

We handle moves in all eight neighbourhoods: Steglitz, Lichterfelde, Lankwitz, Zehlendorf, Dahlem, Nikolassee, Wannsee and Schlachtensee. We adapt the vehicle and team to each residential area.

Steglitz-Zehlendorf: a green district between Schloßstraße and the Havel

According to Wikipedia, the Steglitz-Zehlendorf district covers 102.5 km² and has around 295,000 residents in eight neighbourhoods. It is not the largest district by area – that is Treptow-Köpenick – but it is one of the greenest: parts of the Grunewald forest, the Düppel Forest (Düppeler Forst) and the Havel lakes shape the south-west. For moves this means that the distances between two addresses in the district are often longer than you might think, and the building types vary greatly from one neighbourhood to the next.

We are Praktik Transport und Umzüge, based at Stromstraße 21 in Moabit – a Berlin moving company that drives out to the south-west for every job. The journey usually takes the A100 and the western bypass A103 to Steglitz, or the AVUS (A115) to Zehlendorf, Nikolassee and Wannsee. Because we are not just around the corner, we look at every address beforehand, through a survey or photos, and clarify access, floor and parking space.

Typical jobs in the district include a period flat without a lift near Schloßstraße, a villa with a long garden path in Dahlem or Lichterfelde West, an estate house in the Waldsiedlung Zehlendorf or a student room near the Freie Universität. From a compact private move and an office move for a medical practice to a single part-load, we match team, vehicle and schedule to the address and give you a fixed price in advance – so that on moving day you can concentrate on what matters: your new home.

Neighbourhoods and Kieze in Steglitz-Zehlendorf: from Steglitz to Wannsee

Steglitz-Zehlendorf is divided into eight neighbourhoods, each with its own requirements for a move:

  • Steglitz: dense tenement blocks around Schloßstraße, one of Berlin's major shopping streets; the U9 terminates at Rathaus Steglitz
  • Lichterfelde: Carstenn's villa colony from around 1865 in the west, and in the south the Thermometersiedlung (1968–1974) with high-rises of up to 22 storeys
  • Lankwitz: the old village centre of Alt-Lankwitz with its medieval village church, the Komponistenviertel (composers' quarter) and an S-Bahn station on the S25/S26
  • Zehlendorf: the villa colony at Mexikoplatz and the Onkel Toms Hütte forest estate, part of the UNESCO World Heritage site "Berlin Modernism Housing Estates" since July 2026
  • Dahlem: the Freie Universität (around 33,000 students according to the district office), villas and the Botanic Garden
  • Schlachtensee: a neighbourhood in its own right since December 2020, formed from parts of Zehlendorf and Nikolassee, with an S-Bahn station on the S1
  • Nikolassee: villa colony from 1901; according to the district office, the Strandbad Wannsee lido is also located here
  • Wannsee: the Alsen villa colony, the Liebermann Villa and the Glienicke Bridge to Potsdam

In Dahlem in particular, around the Freie Universität campus, we regularly handle student moves into and out of halls of residence and flatshares – often with a tight time window between the end of semester and the start of a tenancy. In the villa quarters of Lichterfelde, Nikolassee and Wannsee, on the other hand, the focus is often on larger households, high-quality furniture or piano transport, for which we use special equipment and trained staff.

The varied buildings – from narrow side streets in Steglitz to spacious plots in Wannsee – call for flexible logistics. We plan every route in advance, check access routes and parking options, and agree with you whether a parking restriction zone should be set up to make moving day run smoothly.

Period and new-build moves in Steglitz-Zehlendorf: from Gründerzeit buildings to modern villas

Steglitz-Zehlendorf brings together a remarkable range of housing. In Steglitz and parts of Lankwitz, classic period buildings from the Gründerzeit era set the tone, with high ceilings and wide stairwells, but often without a lift – a move here calls for know-how in carrying bulky furniture over several floors as well as consideration for listed façades and historic banisters. Our teams know the typical floor plans of these buildings and use suitable carrying and packing material to protect walls, floors and furniture alike.

In Zehlendorf, especially in the Onkel Toms Hütte forest estate (a UNESCO World Heritage site since 2026), there are also classic modernist housing estates with compact, functional floor plans. Precise furniture measuring is needed here so that wardrobes and sofas fit exactly through door frames and hallways.

By contrast, Lichterfelde, Nikolassee and Wannsee have generous villas and detached houses with spacious gardens, several floors and in some cases stately interiors. Such moves often require a larger team, additional vehicles and special services such as piano transport for historic grand pianos or extensive art collections. For older residents who have lived in their house in Zehlendorf or Dahlem for many years, we also offer a considerate senior move with particular care when packing and unpacking, as well as support with dealing with the authorities.

New-build projects are appearing here and there in Lankwitz and on the edge of Steglitz, often with modern lifts and wider hallways – here the move is usually quicker, but we still take care of delicate new floors and freshly painted walls. Whether period charm or new-build comfort: we adapt equipment, vehicle size and scheduling to the building reality of your destination in Steglitz-Zehlendorf.

Parking restriction zone for your move in Steglitz-Zehlendorf: how we secure your space

One often underestimated factor in moves in Steglitz-Zehlendorf is the parking situation. While there is often enough space in front of the house in Zehlendorf and Nikolassee, it gets considerably tighter in the dense development around Schloßstraße in Steglitz, in parts of Lankwitz or in narrow period-building streets with cars parked on both sides. So that our removal van can stop directly in front of your door, we set up an official parking restriction zone on request.

We take care of the entire organisation: the application to the responsible road traffic authority, putting up the no-parking signs a few days before the moving date and documenting the signage in case residents or the public order office (Ordnungsamt) have questions. This secures a free space for you directly at the entrance – a decisive advantage when a narrow pavement in Lichterfelde or seasonal day-trip traffic near the Wannsee makes access difficult.

Zone/situationRecommendationDaily price
Narrow period-building street in SteglitzParking restriction strongly recommendedfrom €30
Villa street in Lichterfelde/NikolasseeOptional depending on street widthfrom €40
Central location near SchloßstraßeParking restriction recommendedfrom €60
Large property/villa with long loading timeParking restriction recommendedup to €100

Depending on location and effort, a parking restriction zone costs between €30 and €100 per day and quickly pays for itself, as unnecessary waiting times, circling for parking and repeated carrying over long distances are avoided. Especially for moves with a tight time window – for example students in Dahlem switching between two tenancies – a secured parking space is often the decisive factor for a smooth process.

Moving costs in Steglitz-Zehlendorf: transparent prices for every move

The cost of a move in Steglitz-Zehlendorf depends on several factors: the size of the flat, the floor, the distance, the accessibility of the property and any additional services required, such as a parking restriction zone or piano transport. As a Berlin moving company for Steglitz-Zehlendorf, we calculate transparently and without hidden extra costs.

Type of moveStarting price
1-room flatfrom €375
2-room flatfrom €609
3-room flatfrom €879
Long-distance move (nationwide)from €4.25/km
Parking restriction zone€30–€100 per day

For a typical move within the district, for example from a 2-room period flat in Steglitz to a similar flat in Lankwitz, the costs are usually in the range of the starting price shown, provided there are no particular complications such as a missing lift or a long carrying distance. Larger properties in Lichterfelde, Nikolassee or Wannsee with more living space and contents are calculated individually, as they often require additional staff, larger vehicles or an office move concept for commercially used rooms.

Smaller transports are worthwhile too: if you only want to take individual pieces of furniture from Dahlem to Zehlendorf, you can use our part-load service and thus cut costs considerably compared with a full removal van. For students who often switch between furnished rooms in Dahlem or Zehlendorf, we also offer special terms as part of our student move. Before every job we draw up a detailed, free quote that clearly itemises all relevant items – staff, vehicle, packing material and any special permits – so that you have full control over costs from the start.

Popular moving routes to and from Steglitz-Zehlendorf

Steglitz-Zehlendorf is very well connected to the rest of the city and the motorway towards Potsdam via the A100, the AVUS (A115) and the A103. We use these connections for numerous moves between Berlin's south-west and other districts, as well as for long-distance moves beyond the Berlin city limits.

Routes frequently requested by our customers include moves to Berlin Moabit, to the lively neighbourhood of Berlin Kreuzberg or to student-oriented Berlin Friedrichshain. Moves to the north, for example to Berlin Prenzlauer Berg or to quieter Berlin Niederschönhausen, are also part of our everyday work. For families moving from Zehlendorf or Lichterfelde to Gründerzeit neighbourhoods such as Berlin Wedding or Berlin Gesundbrunnen, we plan the route via the A100 with as few reloading points as possible.

Moves to quieter, green residential areas such as the historic Berlin Hansaviertel or neighbouring Berlin Tiergarten are also among the popular connections from Steglitz-Zehlendorf, as the journey via the city motorway can be covered quickly. Even more distant destinations such as Berlin Haselhorst can be reached in a predictable way thanks to good connections and without unnecessary idle time.

Besides complete moves, we also handle pure part-load transports on these routes, for example when only part of the household, a single piece of furniture or a piano needs to be taken across the district border. By planning ahead at both the start and destination address, we ensure predictable journey times and a smooth process along the entire route.

  • Individual quote: you receive a transparent breakdown of costs based on the size of the flat, the distance and any additional services required, such as a parking restriction zone or piano transport

This structured process has proven itself both for small moves of single rooms in Zehlendorf and for elaborate villa moves in Nikolassee or Wannsee. Through clear communication, fixed contact persons and realistic time windows, we make sure your move in Steglitz-Zehlendorf stays predictable – from the first enquiry to the final touch in your new home.

An order, not signs: applying for a parking restriction in Steglitz-Zehlendorf

You apply informally for a moving parking restriction to the road traffic authority of the district in which it is to be set up. This is described by service.berlin.de. In some districts the authority belongs to the public order office (Ordnungsamt), in others to the Roads and Green Spaces Office (Straßen- und Grünflächenamt). In Steglitz-Zehlendorf it is the road traffic authority within the Roads and Green Spaces Office, not the public order office: Unter den Eichen 1, 12203 Berlin, email [email protected], office hours according to the district office Thursdays 9 am to 12 noon and by appointment.

The difference between an order and signs is important: according to service.berlin.de, the district road traffic authorities issue an order (Anordnung), but no traffic signs. If you do not have signs yourself, contact a company specialising in roadworks safety, which is usually permitted to put up traffic signs.

Berlin states a minimum fee of €21.00; the actual amount depends on scope and duration. The average processing time is about four weeks. According to the page there are no special requirements; an informal application is needed. In it, state the street, house number, date, time and the length required. The page does not state an application deadline. Even so, submit the application early, as soon as the moving date and street are fixed. How we align our working hours with this is explained under parking restriction zone.

Re-registering after moving to Steglitz-Zehlendorf: deadline, documents and Bürgeramt

After moving in, you register in Berlin within 14 days. Registration is free of charge. Exempt are people who are already registered in Germany and stay in Berlin for no more than six months. According to the district office, the district comprises eight neighbourhoods: Dahlem, Lankwitz, Lichterfelde, Nikolassee, Schlachtensee, Steglitz, Wannsee and Zehlendorf. For registration, what matters is the address, not the neighbourhood.

Your landlord must confirm your moving in in writing with a signature (Wohnungsgeberbestätigung) and has two weeks to do so. A tenancy agreement does not replace this confirmation. Children under 16 are registered by the adult into whose flat they move. If you have several homes, a supplementary sheet for the declaration of main residence is also required. So request the confirmation early so that you have it on moving day.

In person, you need an appointment at the citizens' office (Bürgeramt); you receive the registration certificate immediately, and the address is updated directly on your ID card. Online, it works with a BundID account, an ID card or EU citizen card with the online ID function activated, and the AusweisApp. This applies from the age of 18 and to Germans and EU citizens; online registration is not possible with an electronic residence permit. You can find more about the areas on our pages on Steglitz and Zehlendorf.

Always one step ahead.
