Guide for newcomers
Arriving in Dresden: life in the Elbe Valley
Between the forest and the Elbe meadows
Dresden is the state capital of Saxony and, according to the population register, had 571,510 inhabitants at the end of 2025. The Elbe meadows stretch for almost 20 km through the city, and in the north-east lies the 58 km² Dresdner Heide forest. Many people come for the semiconductor industry, TU Dresden or the state authorities – Dresden is the seat of the state government and parliament. This guide shows what needs doing in the first few weeks: registration with the landlord confirmation, flat hunting with the rent index, residents' parking and public transport.
We have no branch in Dresden; we come from Berlin-Moabit (Stromstraße 21). It is around 196 km to Dresden, almost all via the A13, about two and a half hours by lorry. Whether it is a late-19th-century flat in the Äußere Neustadt or a new build in Gorbitz: we plan your private move at a fixed price after a survey. The route is described on the page Moving Berlin – Dresden.

Your fixed price for Dresden
Survey, fixed price, liability under the German Commercial Code (HGB)
For your move to Dresden we look at your household goods, floor and access – on site or by video call – and then give you a fixed price. Parking restriction, assembly and storage appear as separate items in the quote. Call us on 01625978461.

How we prepare your move
Planning from Berlin-Moabit
We have no base in Dresden; we drive over by lorry from Berlin-Moabit. That is why we clarify in advance what matters on arrival day: a late-19th-century stairwell without a lift in the Äußere Neustadt or in Striesen, a hillside location at Weißer Hirsch, the lift in a prefab block in Prohlis or Gorbitz. We apply for the parking restriction zone (Halteverbotszone) at the roads and civil engineering office; according to the city, the application should be made at least 14 days in advance, and the signs are put up at least four days before the move. We are liable for your belongings under § 451e of the German Commercial Code (HGB) at €620 per cubic metre of loading space; additional insurance is available.

With a shared load to Dresden
If you are moving to study at TU Dresden or the HTW, or are only bringing a few pieces of furniture, you can save with a shared load: your things travel together with other consignments heading for the Elbe Valley. In return you need some flexibility on the delivery day. We clarify on the phone whether it is worthwhile for your volume.

First
steps in your new home town
After moving into Dresden you have two weeks to register – at the citizens' office or online. The tenancy agreement is not enough for this; you need the landlord confirmation (Wohnungsgeberbestätigung). After that come nursery or school, the residents' parking permit and a look at the 2025 rent index. You get around on twelve tram lines and over 30 bus routes run by DVB, as well as four S-Bahn lines. The sections below summarise what the city itself says.

Frequently asked questions about settling in Dresden
From the Äußere Neustadt to Prohlis: the districts
Dresden has ten urban districts – Altstadt, Blasewitz, Cotta, Klotzsche, Leuben, Loschwitz, Neustadt, Pieschen, Plauen and Prohlis – and nine localities, most of which were only incorporated at the end of the 1990s. The city centre lies in Altstadt and Neustadt. The Äußere Neustadt is one of the largest surviving late-19th-century districts in Germany; with over 15,000 inhabitants per km² it is the most densely populated, and with around 175 bars and restaurants it is the city's largest nightlife district, along with the Alaunpark and Albertpark.
The most people live in the Blasewitz district, especially in densely built-up Striesen. The largest district by area is Loschwitz on the Elbe slopes, with the Blue Wonder bridge and the funicular up to Weißer Hirsch. In Prohlis and Gorbitz, large prefab housing estates were built in GDR times. The largest locality is Schönfeld-Weißig on the Schönfeld Plateau. In the north-east, Klotzsche, Weixdorf and Langebrück border the Dresdner Heide.
Work, study and days off
Dresden is one of Europe's centres of semiconductor manufacturing – often called "Silicon Saxony". Globalfoundries and Infineon manufacture here, Bosch opened a semiconductor plant in 2021, and since 2024 ESMC (TSMC) has been building a plant in the north of the city. Then there are software firms such as T-Systems MMS and SAP, as well as state authorities. TU Dresden has over 31,000 students, with its campus south of the city centre; HTW Dresden is located right next to the main station.
In your free time you can head to the Großer Garten park with the zoo and botanical garden, to the Elbe meadows or into the Dresdner Heide. By bike you are quickly at the river; theatres, museums and the mountain railways in Loschwitz are also in the city. For rents, the city's 2025 rent index applies; we don't quote specific prices per square metre here, because they vary greatly by district. If you want to compare by building age and amenities, use the city's online rent index.
Transparent prices for every type of move
Whether it's a small flat or a large house – our price structure is clear and easy to follow. For a 1-room flat you pay from €369, for a 2-room flat from €579, for a 3-room flat from €899 and for a 4-room flat from €1,279. Houses and villas always receive an individual quote, as numerous factors have to be taken into account. The price per kilometre for long-distance moves starts from €4.25. Transparent moving costs – these factors count
We calculate the price based on volume, distance (from €4.25/km), floor and lift. An organised parking restriction zone makes loading and unloading easier. Also available to book: furniture assembly and a shared load.

From Berlin to the Elbe – and back
We plan moves from Stromstraße 21 in Berlin-Moabit, to Dresden as well as in the opposite direction back to Berlin. How the roughly 196 km via the A13 work is explained on the page Moving Berlin – Dresden.
Registering your flat in Dresden: citizens' office or online
According to the state capital, anyone moving to Dresden registers within two weeks of moving in; registration is free of charge. The landlord confirmation (Wohnungsgeberbestätigung) is crucial: the tenancy agreement is not enough, and owners must submit it too. At the citizens' office you also need the ID of each person being registered and the completed, signed registration form. Another person may register you with a power of attorney. Minors up to the age of 16 are registered by the person whose home they are moving into.
Online registration requires a user account and the online ID function with PIN, an NFC-enabled smartphone or card reader and the AusweisApp. The city usually processes the registration within three working days; you receive the address sticker for your ID card by post within one to two weeks. At the citizens' office it is processed immediately and the sticker is applied on the spot. You can also register a secondary residence via an online appointment; the city levies a second-home tax on second homes.
Also worth knowing: only those moving abroad or giving up their flat without a new home in Germany have to deregister. You should also notify the Beitragsservice of your new address for the broadcasting licence fee. More on moving to the city can be found under Moving in Dresden.
Districts, rent index and residents' parking in Dresden
Dresden is divided into ten urban districts: Altstadt, Blasewitz, Cotta, Klotzsche, Leuben, Loschwitz, Neustadt, Pieschen, Plauen and Prohlis. In addition, there are nine incorporated localities with their own administrative offices. The district advisory councils represent the residents of each district and can support voluntary projects locally. For rents, the 2025 rent index (Mietspiegel) is decisive: it is based on rental data from April 2024 and applies from 1 January 2025 to 31 December 2026. According to the city, rent may rise by no more than 15 per cent in three years, and on re-letting may be no more than 10 per cent above the standard comparative rent; both rules apply until 30 June 2027. The brochure costs 2.00 euros, and the online rent index is free.
If you have a car, check in the city's thematic map whether your address is in a residents' parking area. According to the city, since 1 July 2025 the permit has cost 49.50 euros for six months, 75 euros for one year and 135 euros for two years. Residents of new buildings built after 1990 and households with access to a private parking space do not receive a permit; there is no entitlement to a fixed parking space.
The DVB transport company's customer centre is at Postplatz 1. Further information: Dresden moving guide.
