Giving notice on your old room: deadlines new tenants and paying rent twice

Before moving out
Give notice first, then book the move
Deadlines in view
The most expensive mishap on a student move is not a scratched wardrobe but a month of double rent. For tenants the general rule is: notice by the third working day of a month, effective at the end of the month after next (§ 573c (1) BGB) – so just under three months. The notice must reach the landlord in writing and signed (§ 568 BGB); an email is not enough. You plan the transport at a fixed price after a survey only once the end date is certain.
The period is shorter for a furnished room in a flat where the landlord lives themselves: then notice is possible by the 15th of a month, effective at the end of that month (§ 573c (3) BGB). With a fixed-term tenancy or a waiver of the right to give notice, on the other hand, an earlier exit is often not possible at all. We are based in Berlin (Stromstraße 21) and take care of the transport as soon as you know when you have to move out – more about our student move.

Notice given? Then secure your date
Survey, fixed price, fixed day
Once the end of your tenancy is fixed, we put the move on the days when the old and new contracts overlap. Call us on 01625978461: we survey your room, then quote a fixed price and confirm the date as binding.
Offers available individually, depending on effort, scheduling and the scope of services required.

How we fit the move to the end of your tenancy
Not a day too early, not a day too late
A good moving date falls in the short period when you have both rooms. During the survey we clarify when you get the new key and when the old flat is handed over, and schedule the transport in between. If the old room has to be handed back redecorated, that still leaves a day for painting. For transport damage we are liable under the German Commercial Code (HGB) (§ 451e: €620 per m³). We are based in Berlin-Moabit; on Google we are rated 5.0 from 119 reviews.

Six points about giving notice
If you follow these six points, you will pay double for a few days at most when changing to the new room – not two months' rent.

Arrange the handover
Part load when you have a few days to spare
If the old and new tenancies overlap by a few days, you do not need to insist on an exact date. Then a part load can be cheaper: your belongings travel as soon as a route goes in your direction. This is worthwhile above all for a few pieces of furniture over a long distance.

From
the notice letter to the handover
Before the student move is planned, it must be clear when the old room ends. This part covers notice periods, the special case of the furnished shared-flat room, the written form and finding a replacement tenant. How to find one and propose them to the landlord is explained in the article Finding a replacement tenant.

Frequently asked questions about notice, replacement tenants and the moving date
Organising moving boxes cleverly
For a smooth student move it is worth getting hold of sturdy boxes in different sizes early. Supermarkets and drinks retailers often give away boxes free of charge, which are perfect for books and kitchen utensils.
Label every box with room and contents, so that nothing gets mixed up when unpacking in the new flat. That way you save valuable time that you would rather invest in preparing for lectures.
Sort out the replacement tenant and deposit in good time
Before the end-of-semester move, check your contract: as a tenant you usually give notice by the third working day of a month, effective at the end of the month after next (§ 573c BGB), and in writing with a signature (§ 568 BGB). If you live in a furnished room in a flat where the landlord also lives, it is quicker: by the 15th of a month, effective at the end of that month.
If you want to leave earlier, a replacement tenant helps – but there is generally no legal right to this, only the landlord's willingness. Record every agreement in writing and document the key handover. More on this in the article Finding a replacement tenant.

How the moving price is made up
The final price results from several factors: the volume, the distance to be covered (from €3.85/km) and local conditions such as floor and lift. A parking restriction zone may also become necessary. Additional services such as furniture assembly or a part load round off the offer.
