Breda guide
Moving to Breda: Grote Kerk, Kasteel and Mastbos
at a glance
Breda lies in the Dutch province of North Brabant on the trade route between Rotterdam and Antwerp; the municipality has around 190,000 residents. Besides the city itself, it includes the villages of Bavel, Prinsenbeek, Teteringen, Ulvenhout and Hazeldonk, and its districts also include the former villages of Ginneken and Princenhage. In the centre stand the Grote Kerk and Breda Castle, the cradle of the House of Orange-Nassau. Anyone planning a move to Breda must register with the Gemeente (municipality) within five days of arrival.
We come from Berlin (Stromstraße 21) and drive the lorry around 707 km via the A2, Venlo and the A67 to Breda; that is about 11 hours including breaks – so with two drivers or an overnight stop. Because both countries are in the EU, there are no customs formalities for your household goods. Whether you are moving from Berlin to Breda or from Breda back to Berlin: we quote the fixed price after a survey. The formalities in detail are described in the guide Long-distance move to Breda.

How your move to Breda works with us
Planning from Berlin, arrival in North Brabant
We have no branch in Breda; we come by lorry from Berlin-Moabit. That is why we ask about access, floor and stairwell in advance – whether it is an old town house on the Grote Markt, a flat in Ginneken or a house in Prinsenbeek. We apply in good time for the permit to stop outside the new address, following the City of Breda's rules. We give you the fixed price after the survey; we are liable for your belongings under § 451e HGB at €620 per cubic metre. For your private move we coordinate the date with your registration at the municipality (gemeente).

Your
move, our craft
A move to Breda raises many questions: which district suits you, how does the lorry get into the Centrum with its pedestrian area and low-emission zone, which exemption (ontheffing) do you need and how does registration with the Gemeente work? This guide introduces districts from the Centrum via Ginneken to Prinsenbeek, explains access, registering within five days and the Milieustation (recycling centre), and describes the around 707 km drive from Berlin via Venlo. That way you are prepared before the first box is packed.

Frequently asked questions about moving to Breda
Breda's districts and villages at a glance
If you move to Breda, the historic Centrum around the Grote Markt offers cafés, shops, the old town hall and the Grote Kerk (Onze Lieve Vrouwekerk). The streets are narrow, large parts are a pedestrian area, and a low-emission zone applies inside the Singel – for the move this means clarifying access times and an exemption early on. Ginneken in the south, a former village, borders the Mastbos woods with Kasteel Bouvigne.
The municipality also includes Princenhage in the west as well as the villages of Bavel, Prinsenbeek, Teteringen, Ulvenhout and Hazeldonk, which are quieter and more characterised by detached houses. Which location suits you depends on your commute, budget and type of home. For the move, what counts is access, the floor and the often steep Dutch stairs – we check the dimensions of large furniture in advance.
Housing market and flat hunting in Breda
The housing market in Breda is tight, as in many Dutch cities, and in many places demand exceeds supply. We do not give specific rents – they depend heavily on location, size and condition. If you start searching early, stay flexible about the district and have documents such as proof of income ready, you have better chances.
To register with the Gemeente you need proof of your home, such as a tenancy or purchase agreement. So only plan the moving day once the contract has been signed, and book the appointment with the Gemeente to match your moving-in date. For smaller households a shared load can reduce the cost; we quote a fixed price after the survey. Deregister in Germany when moving abroad; this can be done no earlier than one week before moving out.
These prices await you with us
Moving costs vary depending on the scope. As a general guide: 1-room flats from €354, 2-room flats from €589, 3-room flats from €909, 4-room flats from €1,289. For houses and villas we always prepare an individual quote, as requirements can vary greatly. For long-distance moves we charge from €3.90/km. Book a free survey to get exact figures.
Calculating the moving price: these factors count
For a realistic quote we need details of the volume, the distance (from €3.90/km) and the floor and lift. Whether a parking restriction zone is needed is also important, as is whether furniture assembly or a shared load is wanted.

Moving to Breda: access to the Centrum, pedestrian area and low-emission zone (milieuzone)
For a move in Breda, the Gemeente regulates access with several exemptions (ontheffingen). On its page on the traffic-rules exemption (ontheffing verkeersregels) it expressly names “bij een verhuizing”, i.e. a move. You apply online (formulier.breda.nl). According to the municipality, it decides on day and temporary permits within 10 working days; the day permit costs €26.90. It is only valid once it has been paid for and collected at the Stadskantoor. So allow at least two weeks' lead time.
In the city-centre pedestrian area, according to the Gemeente, the open times on Monday, Tuesday, Wednesday, Friday and Saturday are 7.00–11.00 and 17.00–19.00, and on Thursday 7.00–11.00. If you want to drive in outside these times, you need an exemption, applied for via the P-Loket; the day exemption (dagontheffing) costs €26.14. If you want to park in the pedestrian area, you also need a traffic-rules exemption.
The low-emission zone lies inside the Singel. Diesel lorries of emission classes 0 to 5 may only enter with an exemption; from class 6 none is needed. A day exemption costs €30.83 and is valid for 30 hours, up to 12 per year and number plate. From 1 January 2029 Breda will introduce a zero-emission zone (zero-emissiezone). The Gemeente gives no information on foreign vehicles; clarify this in advance. With us, you plan the approach to the Centrum around the Grote Markt and to Ginneken at the same time; more about the process in the long-distance moving guide for Breda.
Breda after moving in: registering within 5 days and the Milieustation
Anyone moving to the Netherlands from abroad for the first time, or living here for at least 4 out of 6 months, must, according to the Gemeente Breda, register in person within 5 days of arrival. This is only possible by appointment; nationals of an EU country book via the EU option. You must bring original foreign documents for yourself and your children (such as a birth or marriage certificate), a valid passport or ID card, and a tenancy or purchase agreement or the written consent of the main occupant. The documents may be no more than 3 years old; documents in languages other than English, German or French must be translated into Dutch by a sworn translator.
If someone later moves within Breda or to Breda, the move can, according to the Gemeente, be reported from 4 weeks before the moving date or at the latest 5 days afterwards, from the age of 16 with DigiD. In Germany you deregister when moving abroad: under § 17 para. 2 BMG within two weeks of moving out, no earlier than one week beforehand.
For waste disposal the Gemeente names the Milieustation (Spinveld 9, Monday to Saturday 8.30–16.00; Slingerweg 9, Sunday 10.00–14.00). It is free for residents with valid ID; anyone not yet registered needs a tenancy or purchase agreement for a home in the municipality. You will find everyday topics in the guide to living in Breda; background on customs and paperwork in Moving to the Netherlands: customs formalities.
