Arriving in Dortmund: Westphalia's largest city
Life between the U-Bahn and the lake
At the end of 2025 Dortmund had exactly 600,880 inhabitants, making it the largest city in the Ruhr area and in Westphalia. The industrial city of coal, steel and beer has become a centre for services, insurance and technology; where blast furnaces once stood in Hörde, there is now the Phoenix-See lake. Since 1975 the city has been divided into twelve districts. This guide shows what newcomers deal with in the first few weeks: registration by appointment, flat hunting with the rent index, the nursery portal, residents' parking and public transport.
We have no branch in the Ruhr area; we come from Berlin-Moabit (Stromstraße 21). It is around 493 km to Dortmund, almost entirely via the A2, about seven and a half hours by lorry including breaks. Whether it is a period building in the Kreuzviertel, a flat in the Nordstadt or a house in Aplerbeck: we plan your private move at a fixed price after a survey. The route is described on the page Moving Berlin – Dortmund. We are liable for damage under § 451e of the German Commercial Code (HGB); additional insurance is available.

A fixed price for your start in Dortmund
Surveyed, calculated, agreed
For your move to Dortmund we look at your household goods, floor and access – on site in Berlin or by video call – and then give you a fixed price. A parking restriction zone, furniture lift, assembly or storage appear as separate items in the quote. Whether it is a period building in the Kreuzviertel or a new build at Phoenix-See: call us on 01625978461.
Quotes available individually based on workload, scheduling and the desired scope of services.

What we take care of for your start
Planned from Moabit
We have no base in Dortmund; we drive over by lorry from Berlin-Moabit. That is why we clarify in advance what matters on arrival day: a period building with a narrow stairwell in the Kreuzviertel, a high-rise with a lift in Scharnhorst or access to a terraced house in Brackel. We apply to the city for the parking restriction zone (Halteverbotszone) outside the new address. We are liable for your belongings under § 451e HGB at €620 per cubic metre of loading space; additional insurance is available. We set the delivery day so that you can make your appointment at the citizens' services within the first two weeks.

How we plan the route to the Ruhr area
The fixed price for your move to Dortmund is based on volume, floor, carrying distances and the roughly 493 km from Berlin. Parking restriction, furniture lift, assembly and any storage appear as individual items in the quote so that you can compare.

Shared load to Dortmund
If you are moving to study at TU Dortmund University or the university of applied sciences, or are only bringing a few pieces of furniture, you can save with a shared load: your things travel together with other consignments heading for the Ruhr area. In return you need some flexibility on the delivery day. We clarify on the phone whether it is worthwhile for your volume.

To-dos
after moving in
After moving into Dortmund you have two weeks to register; according to the city, the citizens' services work by appointment only, and EU citizens arriving from abroad register with MigraDo on Friedensplatz. After that come nursery registration via the Kita-Portal, the residents' parking permit and a look at the rent index. You get around on eight DSW21 light-rail lines, buses and the H-Bahn at the university. The sections below summarise what the city itself says about this.

Questions from newcomers to Dortmund
Twelve districts: from the Kreuzviertel to Mengede
Since 1975 Dortmund has consisted of twelve districts: the three inner-city districts of West, Nord and Ost and a ring made up of Eving, Scharnhorst, Brackel, Aplerbeck, Hörde, Hombruch, Lütgendortmund, Huckarde and Mengede. Many neighbourhoods outside the city centre are separated from one another by fields, woods or transport infrastructure and have their own centre.
The Kreuzviertel in the south-west of the city centre was built between 1904 and 1908; with the university of applied sciences and the proximity to the university, it is popular with students, and its density of pubs is among the highest in the Ruhr area. The Nordstadt grew up from 1858 as a working-class district around Borsigplatz, where Borussia Dortmund was founded, and is today strongly shaped by immigration. In Hörde, the Phoenix-See lake with flats, offices and lakeside paths was created on the site of the former Phoenix-Ost steelworks.
Working, studying and green spaces
The major employers include the city itself and the municipal utility DSW21, the insurers Signal Iduna and Continentale, mechanical engineering firms such as WILO and KHS, and more than 100 IT companies with over 12,000 employees, many of them around the university and the technology park. TU Dortmund University (founded 1968) and Dortmund University of Applied Sciences and Arts (1971) are connected to the technology park by the automated H-Bahn.
There is greenery right in the middle of the city: the Westfalenpark from the 1959 Federal Garden Show, the Rombergpark covering around 65 hectares with the zoo at its southern end, and large woods such as the Bittermark on the edge of the city. For flat hunting, the city cites a qualified rent index for 2025/2026; we don't give specific prices per square metre here.
Moving costs by flat size
| Size | Starting price |
|---|---|
| 1 room | €369 |
| 2 rooms | €609 |
| 3 rooms | €889 |
| 4 rooms | €1,344 |
| House/villa | individual |
| Long-distance move | €3.85/km |
We will be happy to clarify the final amount during a free survey.
What goes into the moving price?
The price depends on volume, distance (from €3.85/km) and floor. The lack of a lift and the need for a parking restriction zone add further effort. You can also book furniture assembly or a shared load.

Registering your residence in Dortmund: appointment, citizens' services, documents
According to the city, anyone moving into Dortmund must register within two weeks; failing to do so is an administrative offence under § 54(2) BMG. Registration is free of charge. You should bring the ID documents of everyone being registered (ID card, passport, residence permit), a current landlord confirmation (Wohnungsgeberbestätigung) and, where applicable, birth or marriage certificates; EU citizens should also bring a photo. Owners can replace the confirmation on site with a self-declaration and proof such as an extract from the land register.
Responsibility lies with the citizens' services at the city-centre service centre (Südwall 2-4) or one of the nine district administration offices in Aplerbeck, Brackel, Eving, Hörde, Hombruch, Huckarde, Lütgendortmund, Mengede and Scharnhorst. The citizens' services work exclusively by appointment, which can be booked online via dortmund.termine-reservieren.de. According to the city, the city-centre office is open on Mondays and Tuesdays from 7 a.m. to 4 p.m., on Wednesdays and Fridays from 7 a.m. to 12 noon and on Thursdays from 7 a.m. to 6 p.m. EU citizens register with the migration office.
Digitally, you can use electronic residence registration at wohnsitzanmeldung.gov.de: you need the online function of your ID card and a free BundID account, and the process must be completed within ten minutes of starting. A secondary residence can only be registered in person. How we support your move-in logistically is shown on our page on moving in Dortmund; fine traps are explained in the re-registration guide.
Rent index, residents' parking and nursery portal in Dortmund
When flat hunting, it is worth looking at the Dortmund rent index (Mietspiegel) 2025/2026. The city describes it as a qualified rent index within the meaning of § 558d BGB; it is valid until 31 December 2026 and is available as a PDF on dortmund.de, with queries going to [email protected]. If you have a car, you need a residents' parking permit in parking zones: the requirements are registration in the zone, a valid driving licence and a vehicle registered to you or in your permanent use. The city states 30.70 euros for 12 months, 20.50 euros for 6 and 46.00 euros for 18 months. Because postal delivery takes at least 14 days, you should apply early. Applications for the Hörde parking zone are accepted by the Hörde district administration office (Hörder Bahnhofstr. 16), and for the other zones by the citizens' services at Südwall 2-4; you book appointments online.
Families register children via the Kita-Portal Dortmund, with up to six nurseries possible. According to the city, however, registration does not yet guarantee a place; only the nursery or childminder can confirm one. You can reach the hotline on 0231 50-13666.
According to DSW21, public transport consists of buses, light rail and the H-Bahn, which has connected the TU campus with the south of Dortmund since 1984. The Deutschlandticket is available in versions for employees, trainees, schools and people on social benefits. Read more about costs and districts in the Dortmund moving guide.
