Weekend commuters: setting up a second home at your place of work

Commuter guide, part 10
Here during the week, there at the weekend
Registration, tax, furniture
If you live at your place of work during the week and travel home at the weekend, you do not need a complete move, but a well-equipped second home. Bed, desk, wardrobe, a small kitchen – often part of the furniture from your main residence or a furnished flat is enough. What matters is registering the second home correctly from the start and keeping an eye on the costs.
Like any flat, you register the second home at the registration office within two weeks of moving in – as a secondary residence (Nebenwohnung) if the centre of your life stays at home. In Berlin a secondary residence is subject to second-home tax (Zweitwohnungsteuer), since 2025 20% of the net basic rent. At Beste Umzug Unternehmen we bring the furniture for the second home – with only a few belongings also by part load. We give you the fixed price after the survey.

Furniture for the second home – without an empty run
Part load or small transport, fixed price after a survey
For the second home you usually only need a few pieces of furniture and boxes. Call us on 01625978461: we clarify whether a small transport of your own or a part load suits you, and give you a fixed price after the survey.
Offers available individually, depending on effort, scheduling and the scope of services required.

How we help weekend commuters
Small load, long distance
A second home rarely needs a large removal van – but often a long distance. That is why we check with you whether a small transport or a part load on a planned tour is cheaper. On request we assemble the bed and desk straight away, so that you are well rested on your first working day. We are based in Berlin (Stromstraße 21, Moabit) and drive within the city and nationwide. Your belongings are covered by liability under the German Commercial Code (HGB).

What weekend commuters clarify for the second home
The second home is quickly found – the formalities are often forgotten. You should clarify these six points before or shortly after you move in at your place of work during the week, so that there is no trouble with the authorities or the tax office later.
Register the secondary residence
Second-home tax
Double household
One trip home per week
Keep furniture to a minimum
Plannable transport
Part load for the second home
Weekend commuters usually only need a small household at their place of work. A part load (Beiladung) suits this: your belongings travel together with other jobs. Because the tour has several stops, there is a time window – schedule the delivery for a day when you are on site.

Second
home, trip home, tax
Weekend commuters live in two places – and have three topics: the second home itself, the weekly trip home and tax. For the flat, a short route to work counts; for the trip home, a reliable connection on Friday and Sunday. For tax purposes, the double household rules may apply if you keep your own household at home. Frequently asked questions about second homes and weekend commuting
Finding and registering the right second home
For weekend commuters, what counts most with a second home is a short route to work – and a good connection to the station for the trip home. A small or furnished flat is often enough. After moving in, you register the flat at the registration office within two weeks. Your main residence is the flat you mainly use; for married couples or registered civil partners it is usually the family's (§§ 21, 22 BMG).
More on this in the article Registering a second residence.
Second-home tax and double household
Many cities levy a second-home tax. In Berlin it has been 20% of the net basic rent since 2025; the responsible office is the tax office Mitte/Tiergarten. In other cities, ask the municipality about the rules. For tax purposes, you can claim the costs of accommodation at your place of work up to €1,000 a month as income-related expenses if you have your own household at home, plus one trip home per week at €0.38 per kilometre (§ 9 EStG).
Moving costs explained clearly
As a first guide: a move from a 1-room flat costs from €375, from a 2-room flat from €599. For a 3-room flat prices start at €905, for a 4-room flat at €1,269. For houses and villas there is no flat rate but an individual quote. For long-distance moves we charge €4.15 per kilometre. You can plan most accurately with a free survey.
What goes into the price for the transport
The calculation takes into account the volume, the distance (from €4.15/km), the floor and whether there is a lift. A parking restriction zone is also factored in. We also offer a part load.
