Moving to Falkensee: costs process & districts

From Berlin to Falkensee
Moving to Falkensee – green living on Berlin's doorstep
Step by step
Falkensee in the Havelland district borders directly on Berlin-Spandau and is popular with Berliners who want to live somewhere greener. Regional trains stop at Falkensee and Finkenkrug stations and run to Spandau and central Berlin; there has been no S-Bahn since 1961. The town consists of residential areas such as Falkenhagen, Seegefeld, Finkenkrug, Falkenhöh, Falkenhain and Waldheim. Many houses have a garden and a cellar – something to bear in mind when planning.
We come from Berlin-Moabit (Stromstraße 21) – it is around 20 km to Falkensee via Spandau, usually half an hour by lorry. This means a move to Falkensee fits comfortably into one day, even with furniture assembly. We quote the fixed price after the survey; we also plan the route from Falkensee back to Berlin. You will find more about moves in Falkensee under Moving Falkensee.

What we take care of on your move to Falkensee
Short distance, good planning
Falkensee is close to our base in Berlin-Moabit, but we still plan every move in advance: we ask about access, floor, garden and cellar – whether it is a detached house in Finkenkrug, a flat in Falkenhagen or a new build in Seegefeld. We apply for the parking restriction to the road traffic authority, according to the town at least 14 days in advance. We are liable for your belongings under § 451e HGB at €620 per cubic metre, and additional insurance is possible for valuable items. We coordinate the date with the handover of your Berlin flat.

From
planning to assembly
A move to Falkensee brings typical tasks: registering at the Bürgeramt on Poststraße within two weeks, enrolling the children at nursery or school, and the parking restriction in front of the house, which you apply for at least 14 days in advance. Switching electricity and internet providers is often necessary too. If you are moving from a rented flat in Berlin to a house in Finkenkrug or Seegefeld, plan early for garden and cellar contents. A schedule worked backwards from move-in day helps you not to forget any step.

Frequently asked questions about moving to Falkensee
The districts of Falkensee at a glance
Falkensee is divided into several residential areas with different characters. Falkensee-Mitte scores with short distances to the station, town hall and the Bahnhofstraße shopping street, while Falkenhagen and Seegefeld offer quieter residential streets with detached houses. Waldheim and Falkenhain are considered particularly green and close to nature, ideal for families with children.
If you prefer something more rural, Finkenkrug and Alter Finkenkrug offer larger plots and plenty of woodland. All districts are well connected via the Berlin ring motorway and regional trains, so Berlin stays within reach despite the edge-of-town location.
Housing market and employers in Falkensee
The housing market in Falkensee has attracted Berliners for years who are looking for cheaper housing with good connections. Detached and terraced houses are particularly in demand, while the supply of rented flats is smaller. New developments on the edge of town and infill building in Falkensee-Mitte are adding to supply.
Notable employers can be found in the local industrial estate and in nearby Berlin-Spandau, for example at Siemens or in public administration; many residents also commute to universities such as the FU or TU Berlin. For families, numerous nurseries, primary schools and grammar schools underline the high quality of life locally.

Applying for a parking restriction zone in Falkensee
When a removal van pulls up in front of a house in Falkensee, you need a parking restriction (Halteverbot) in many streets. According to the Town of Falkensee, you apply for the permit to the responsible road traffic authority. The town states these key points:
- Application deadline: at least 14 days before the move begins
- Signage: after approval, at least three to four days before the move begins
- Fees: according to the town, these depend on the extent of the restriction; there may also be costs for using the traffic signs
The application should contain your name and address, the reason, the location and area of the restriction, the duration and a sketch. We gather this information for you during the survey. This is especially important for moves from Berlin to Falkensee: according to service.berlin.de, the road traffic authority of the relevant district is responsible for the Berlin moving-out address, processing there takes about four weeks on average, and the authority only issues the order, not the signs. So apply for both zones early. For moving day itself, we check the evening before whether the signs are up and keep the sketch to hand in case of queries.
On request, we apply for the zone for you. More on this under parking restriction zone. You will find all our services in the region under Removal company Falkensee.

By car, according to the town, it is about 10 minutes to Spandau's old town. The Falkensee junction of the A 10 is about seven kilometres away, the Spandau/Nauen junction about ten kilometres.
