Living in Heilbronn: Districts Rents & Work

Heilbronn for New Residents
Heilbronn: the Neckar, Vineyards and a Growing Education Campus
Settling in, not just moving
With just over 132,000 inhabitants, Heilbronn is the seventh-largest city in Baden-Württemberg. It lies on the Neckar, about 50 kilometres north of Stuttgart, and is the seat of the district of Heilbronn, which completely surrounds the city. The old town was almost completely destroyed in the air raid of 4 December 1944 and rebuilt in the 1950s. Because of its 514 hectares of vineyards, Heilbronn is called the City of Wine, and after Kleist's play also Käthchenstadt. Since 2010 the Dieter Schwarz Foundation's Education Campus has been developing in the city centre.
For newcomers, the first weeks are about registration, the flat search and the parking permit: at the central citizens' office the city only serves people by appointment, and the residents' parking zones are currently being renumbered. We are a moving company from Berlin-Moabit (Stromstraße 21), not from Heilbronn, and we handle the transport. Our page Moving Berlin – Heilbronn describes the route from Berlin – around 591 km via the A9 and A6. For smaller volumes there is the shared load, and we also handle moves from Heilbronn back to Berlin.

What We Clarify Before Your Move to Heilbronn
Access, floor, parking zone
We come from Berlin-Moabit (Stromstraße 21) and are not a Heilbronn-based firm. That is why we ask precise questions before moving day: how can the lorry reach the building, is there a lift, is the address in a residents' parking zone? If needed, we apply for a parking restriction zone. Your belongings are covered under the HGB (§ 451e: €620 per m³), and additional insurance is available on request. We give the price after the survey as a fixed price – with no hourly billing on moving day.

Heilbronn
for Newcomers
Besides the transport, a move to Heilbronn involves an appointment at the central citizens' office in the town hall on Marktplatz or at a district citizens' office, the residents' parking permit for your zone and – in larger blocks of flats – reserving the lift for moving day. If you are coming from another city, update your broadcasting licence fee registration and electricity contract in good time. Families should ask the city about nursery and school places early. On request we take care of the parking restriction zone, furniture assembly and – if the flat is not yet available – storage.

Frequently Asked Questions from Newcomers in Heilbronn
Nine Districts: Where Newcomers Live in Heilbronn
Heilbronn is divided into nine districts: the core city and the formerly independent municipalities of Biberach, Böckingen, Frankenbach, Horkheim, Kirchhausen, Klingenberg, Neckargartach and Sontheim. Böckingen and Neckargartach joined the city in 1933 and 1938, while Klingenberg, Kirchhausen, Biberach, Frankenbach and Horkheim only joined in the 1970s. The city centre around Marktplatz, St Kilian's Church and the town hall was rebuilt after 1944.
Sontheim, south of the city centre, is according to the city the second-largest district with almost 12,000 inhabitants; it is home to the main campus of Heilbronn University and the Wertwiesenpark on the Neckar. North of the main station, a new neighbourhood was built on a former commercial site for the 2019 Federal Garden Show. Where you live determines your citizens' office, bus line and the carrying route on moving day – we plan vehicle and team to suit the address.
Working, Studying and Leisure in Heilbronn
According to Wikipedia, the largest employers in the city included Kaufland, SLK-Kliniken, Südwestdeutsche Salzwerke, Illig Maschinenbau, the Kreissparkasse, Campina, Unilever, the district office and the city administration. Lidl and Kaufland have their headquarters in neighbouring Neckarsulm. In 2022 around 6,500 people studied at five higher education institutions on the Education Campus; there is also Heilbronn University (founded in 1961) and a site of the Baden-Württemberg Cooperative State University (DHBW).
For leisure there is the Experimenta, according to Wikipedia the largest science centre in southern Germany, the Heilbronn Weindorf wine festival in September, the Pfühlpark and the Wertwiesenpark, as well as cycle paths along the Neckar. We do not quote specific rents because we have no reliable current source.

Registering in Heilbronn: Central Citizens' Office and District Offices
If you move to Heilbronn, under § 17(1) of the Federal Registration Act (Bundesmeldegesetz) you register within two weeks of moving in. The responsible office is the central citizens' office (Zentrales Bürgeramt) in the town hall, Marktplatz 7 (entrance Lohtorstraße), on the ground floor. The city of Heilbronn only serves people there by appointment, booked online or on 07131 56-3800. Opening hours are: Mondays 7:30–12:30 and 14:00–16:00, Tuesdays and Wednesdays 8:30–12:30 and 14:00–16:00, Thursdays 8:30–12:30 and 14:00–18:00, Fridays 8:30–12:30. You can collect finished ID cards and driving licences without an appointment.
Besides the town hall, the city names citizens' offices in the districts of Biberach, Böckingen, Frankenbach, Horkheim, Kirchhausen, Neckargartach and Sontheim. If your new flat is there, the shorter journey may be worthwhile; check by phone in advance which registration services each office offers and whether an appointment is also required there. The central citizens' office's page does not say which documents the city requires for registration. You will certainly need the landlord confirmation (Wohnungsgeberbestätigung): under § 19 of the Federal Registration Act, your landlord must confirm the move-in.
According to the city, bus lines 1, 5, 10, 12 and 61 and the light rail serve the “Rathaus” stop. General guidance on moving and districts is in our moving guide for Heilbronn.
Residents' Parking and the Sontheim District in Heilbronn
A lot is currently changing with residents' parking in Heilbronn. According to the city of Heilbronn, a new regulation has applied since 1 July 2026; the annual fee is currently €30.70 and will rise to a uniform €120 per year across the city on 1 January 2027. The city-centre zones are being renumbered as the new zones 101 to 117, and the signage is being updated zone by zone until the end of 2026. Permit holders automatically receive a new permit with the new zone; in the outer districts, zone 38 becomes 118 and zone 16 becomes 119. The signs on site are binding; according to the city, the maps are for guidance only.
One example of a district with its own infrastructure is Sontheim, south of the city centre. According to the city, almost 12,000 people live there, making it the second-largest district. It is home to the main campus of Heilbronn University, where around 4,100 of its 8,300 students are enrolled. The Wertwiesenpark is a larger green space, the Sontheim citizens' office is in the old town hall, and bus lines 31, 32, 33 and 41 connect the district with the city centre.
For moving day, it is worth looking at our page on the parking restriction zone. You will find the local overview under Moves in Heilbronn.
