Household clearance in the right order

Step by step

Unsere Firma Professional on-site moving solutions with secure planning, flexible services and on-time execution.

In a household clearance, the order matters. Step one is not clearing out but securing: ID documents, bank statements, contracts, insurance policies, photos and keys go to a safe place first. Anyone who finds a will among the estate must hand it in to the probate court without delay (§ 2259 BGB). And anyone still considering whether to disclaim the inheritance – the deadline is usually six weeks (§ 1944 BGB) – should not sell or give anything away beforehand. Only once this has been settled does the actual flat clearance begin.

Step two is the lease: if the tenant dies and nobody takes over the contract, heirs and landlord can terminate it extraordinarily with the statutory notice period within one month of learning of the death (§ 564 BGB). Then comes sorting – keep, sell, donate, dispose of – and only then is the flat cleared and handed over swept clean. During the survey we draw up a fixed price; we can credit items of value. How we work is explained under Household clearance. If you are moving yourself, we combine this with a long-distance move or a local move.

With credit for items of value

After a free on-site survey, you receive a fixed price for your household clearance, listing clearance, removal and disposal individually. We can credit usable furniture or appliances. It is best to arrange the date only once papers have been secured and keepsakes set aside.

CLEARED IN PEACE

Which steps we take on

Respectful, orderly, predictable

We are based in Berlin (Stromstraße 21) and, in a household clearance, take on the steps that are physically and organisationally demanding: survey, fixed price, dismantling, clearance, removal, disposal and handing over swept clean. We work calmly and discreetly, especially when a death is behind it. Securing papers, settling inheritance questions and deciding what stays in the family should be done beforehand – during the survey we tell you which of these we need in order to get started. Destinations outside Berlin can be found under Locations.

1. Secure

Set aside papers, keys, valuables, photos and any will that is found first – the will goes to the probate court without delay.

2. Give notice

Cancel the lease, electricity, telephone, broadcasting licence fee and subscriptions; on the death of the tenant, the special right of termination under § 564 BGB applies.

3. Sort

Mark with coloured dots: keep, sell, donate, dispose of. Whatever the family wants to keep is collected beforehand.

4. Clear

Only then clear, dismantle and remove – up to the swept-clean handover with a handover report and meter readings.
STEPS IN DETAIL

What we do for you

In a household clearance it pays to look closely before clearing: furniture, antiques and appliances that still have value can be sold or credited against the price. The following six points help with sorting, selling and disposing.

01

Keepsakes

Relatives set aside photos, letters and mementos before clearance day – once something is in the skip, it can no longer be saved.
02

Check valuables

For antiques, jewellery or collections, ask an expert valuer beforehand; the value can reduce the price of the clearance.
03

Involve everyone

In a community of heirs, all heirs should agree on what is sold, shared out or disposed of – ideally in writing.
04

Sell & donate

Well-preserved furniture can be sold or given to charity shops; some collect larger items themselves.
05

Dispose of properly

At the BSR recycling centres, bulky waste from private Berlin households of up to 3 m³ is free of charge, as are electrical appliances.
06

Handover

Swept clean means: roughly cleaned and free of items. With a handover report, photos and meter readings, you hand over to the landlord or buyer.
FOR SINGLE PIECES OF FURNITURE

Bringing individual items to relatives

Save on smaller loads

Relatives often keep only a few items from the household – a cupboard, a table, a few boxes. If they live further away, a shared load can be cheaper than a separate trip; a time window applies instead of a fixed date, which usually suits well after a clearance.

So you can relax

A household clearance is often linked to a move: if parents are moving to a smaller flat or into assisted living, we combine the clearance with a private move or senior move. For the labour costs of such a move of your own, the tax reduction for household-related services applies (§ 35a EStG: 20%, at most €4,000 a year). Read more about estates in the article Clearing an estate.

Planning safe and relaxed

A good checklist coordinates dates, helpers and materials early. That way your home move, senior move or student move in Berlin stays transparent, structured and markedly easier to control.

Furniture, boxes, transport routes

With a suitable packing service, careful furniture transport and a flexible small transport, ways can be shortened, damage avoided and even narrow approaches in Berlin managed cleanly in logistical terms.

Costs, timing and special cases

Clear time windows and suitable solutions for an office move, company move, authority move, part load or furniture taxi create reliable processes and better plannable total costs in Berlin.

FAQ

Frequently asked questions about household clearance

Costs, duration, selling items, tax, keepsakes, valuables and dates – answered briefly.
The costs of a household clearance depend on the size of the flat, the amount of items, the floor, access and the type of disposal. After a free survey you receive a binding fixed-price quote with all items. We can credit usable furniture or appliances against the price; how this works is explained in the article House clearance: costs and crediting of value.

How a professional household clearance works

A successful household clearance always begins with a free on-site survey, during which our team assesses the scope of the work and advises you comprehensively. We then draw up a detailed fixed-price quote that lists all costs transparently – from dismantling and transport to disposal. Only after your approval do we begin the actual clearance, which can take from one to several days depending on the size of the flat.

During the work we sort systematically into usable items, donation options and waste for disposal. Valuable pieces of furniture or antiques are assessed separately and may reduce the total cost of the clearance. Finally, we hand over the flat swept clean and documented, so that you can hand it over to the landlord or new owners without any problems. We dispose of bulky waste and electrical appliances properly.

Household clearance after an inheritance or estate

When a relative dies, an estate clearance is particularly stressful – a calm, discreet approach is what counts here. Take time to go through personal belongings, documents and keepsakes before clearing. In a community of heirs, all heirs should know what is happening to the household contents; anyone who still wants to disclaim the inheritance is better off not selling or giving anything away beforehand.

Time is often pressing because the rent keeps running. If nobody takes over the lease, heirs can terminate it extraordinarily with the statutory notice period within one month of learning of the death (§ 564 BGB). Plan the clearance so that the flat can be handed over swept clean by the end of the contract. With the fixed price after a survey, you know the costs beforehand.

Price overview for your move

How much does a move cost? For a 1-room flat, prices start from €354, a 2-room flat is from €594, while a 3-room flat costs from €889. For a 4-room flat we charge from €1,344, and for a house or villa we draw up an individual quote. If a long-distance move is coming up, we calculate from €3.80/km. The best thing is to arrange a free survey right away.

How your moving price is composed

Your moving price is made up of several components: the amount of goods, the kilometres driven (from €3.80/km), the floor and whether a lift can be used. A parking restriction zone may also be added. We are happy to add furniture assembly or a shared load to your move.

Clearance and move to another city

If the flat to be cleared is in another city, or furniture is to be taken to relatives far away, we plan this from Berlin (Stromstraße 21) as a long-distance move. We carry out a survey beforehand and draw up a fixed price for clearance and transport. Destinations can be found in the locations overview and under Long-distance moves.
