Broom-clean handover: the rules that really apply
Rights and obligations when moving out
The term broom-clean handover (besenreine Übergabe) causes uncertainty for many tenants, because it is not defined in law. The Federal Court of Justice (BGH) has interpreted it (judgment of 28 June 2006, VIII ZR 124/05): all that is owed is the removal of coarse dirt. In practice, this means the flat must be free of rubbish, furniture and personal belongings, with coarse dirt removed, when the keys are handed over. A thorough deep clean including window cleaning or grout cleaning is not automatically required, unless the tenancy agreement expressly states otherwise. If you want to be on the safe side with a private move, check the agreement carefully and, if in doubt, book a professional final clean.
At "Beste Umzug Unternehmen" you can combine clearing out your old flat with your move: we carry out furniture and boxes, take bulky waste away on request and leave the rooms free of items and coarse dirt. The quote states which of this is included in the fixed price. We are liable for your belongings under the rules of the German Commercial Code (HGB). This leaves you more time for the handover report and keys shortly before moving day.

How we help with clearing out
Reliable, careful, transparent
We are based in Berlin (Stromstraße 21, Moabit) and know what often sparks disputes at handover: items left behind in the cellar or loft, adhesive residue, a missing report. That is why we clear out using a checklist so that no room is forgotten. You know the price in advance as a fixed price after a survey, without any nasty surprises. You can read in this guide what a broom-clean flat handover legally requires.
Clearing out completely
Taking bulky waste
A rough sweep
Dismantling furniture
Services that fit
Transparency, reliability and care are our top priorities, especially when it comes to the broom-clean handover of your old flat. These values are reflected in every task our moving teams carry out.
Reliable moving service
Safe handling
Clear communication
Structured move planning
Flexible support
Keeping the deposit in mind
Few belongings, little effort
If only a little is left after decluttering, a shared load is often worthwhile for the move: your household goods travel with other consignments, and you only pay for the load space they occupy. The old flat is then empty quickly – and the broom-clean handover can be prepared calmly.

Moving
service without compromise
There are many questions around moving that go beyond furniture assembly, for example about the broom-clean handover, the notice period for the flat or registering your new address correctly. In our guide section you will find practical tips from everyday moving. Topics such as long-distance moves or choosing the right boxes are also covered in detail. If you are planning a long-distance move, you will find additional advice on planning and logistics here.

Questions about the broom-clean handover
Checklist for a broom-clean flat handover
Before the key handover, all rooms should be completely cleared, including the cellar, loft and balcony. Floors are swept or vacuumed, coarse dirt and cobwebs – in the cellar too – are removed, and adhesive residue is cleared from walls and floors. Lamps, curtain rails and fittings that must be removed under the agreement are also part of a proper broom-clean handover.
It is always worth looking into corners, behind radiators and inside cupboards, as landlords like to check exactly these spots. If you are unsure, you can hire our team to prepare and document the flat using a proven checklist.
Avoiding common mistakes at the flat handover
A classic mistake is assuming that broom-clean automatically means a complete clean with window cleaning and a grout brush. This often leads to misunderstandings and unnecessary disputes with the landlord right at the handover.
Just as often, people forget to draw up a handover report that serves as evidence afterwards. With professional support, such mistakes can be avoided from the outset and the flat handover runs smoothly.
