Clearing a hoarder's flat

House clearance
Clearing a hoarder's flat: sort first, then dispose
With respect
Behind a flat full of rubbish there is often an illness: hoarding disorder, colloquially known as messie syndrome, is listed in ICD-11 under 6B24 as a disorder in its own right. Those affected cannot part with worthless things because they overestimate their value. Clearing a hoarder's flat therefore means: without reproach, by agreement and in a clear order. First things are sorted, then cleared – not the other way round.
We take care of clearing out, removal and separate disposal of household goods and bulky waste; hazardous substances such as paints or chemicals belong at a hazardous waste collection point. If the flat is heavily soiled or infested with pests, cleaning and pest control companies are needed. On request we coordinate dates with landlords, legal guardians or relatives. What we do on a clearance is described under house clearance.

Arrange a survey
Fixed price after a survey, discreet advice
Call us on 01625978461 and briefly describe the situation – we advise discreetly and without obligation. For larger flats we come for a survey and then give you a fixed price for clearing out, removal and disposal. We are liable for damage under the statutory rules; anything to be covered beyond that is clarified beforehand.
Quotes available individually based on workload, scheduling and the desired scope of services.

What matters with a hoarder's flat
Discretion, sorting, separation
A hoarder's flat is rarely just about rubbish: often there is a notice to quit, a care home place or a death in the background, and relatives or legal guardians have to decide what stays. We are based in Berlin-Moabit (Stromstraße 21) and take care of clearing out, removal and disposal at a fixed price after a survey. What is kept can go with a private move or into storage; disinfection or pest control is handled by specialist firms.

Six steps to a cleared flat
With a hoarder clearance there should be no surprises – neither in the price nor in what is disposed of. That is why, before we start, we agree together what is sorted, kept and disposed of, and then give you a fixed price.

Clear,
move, start afresh
A hoarder clearance is often followed by a move – to a smaller flat, to relatives or into a care facility. What is to come along we transport as part of a private move; for older people there is our senior move. How we clear entire households is described on the household clearance page.

Frequently asked questions about hoarder clearances
How clearing a hoarder's flat works
A hoarder clearance starts with a survey on site or by photo/video to assess the effort. We then give a fixed price listing clearing out, removal and disposal. Just as important is the conversation with the person affected or their relatives: what should be searched for, what kept, what disposed of?
On clearance day we work room by room, from the door inwards. Documents, valuables and keepsakes go into labelled boxes before household goods and bulky waste are loaded separately. Hazardous substances belong at the hazardous waste collection point. Once the flat is empty, the condition of floors and walls becomes visible – cleaning or renovation follows afterwards.
Costs of clearing a hoarder's flat
The cost of clearing a hoarder's flat depends mainly on the size of the flat, the degree of soiling and the amount of bulky waste and hazardous substances. The floor, lift and access also play a part, as do the disposal fees.
After the survey we give a fixed price so you know where you stand before we begin. Cleaning or pest control companies invoice their work themselves; obtain separate quotes from them.
What a subsequent move costs
We value transparent prices: 1 room from €365, 2 rooms from €599, 3 rooms from €915, 4 rooms from €1,289. We calculate larger properties such as houses or villas individually. For long routes we charge long-distance moves from €4.20/km. It is best to arrange a free survey straight away.
What the moving price depends on
For transparent pricing we take into account the volume, the kilometres driven (from €4.20/km), the floor and whether there is a lift. A required parking restriction zone is also included in the calculation. Furniture assembly and shared load can be booked in addition.
