Clearing a flat after a death

Estate and rented flat
Clearing a flat after a death – step by step and with respect
Know the deadlines
Losing someone close is one of the hardest situations in life. Even so, relatives often have to deal with the deceased person's flat quickly, because the tenancy agreement does not end automatically on death. Heirs and the landlord can terminate it with the statutory notice period within one month of learning of the death (§ 564 BGB). Beste Umzug Unternehmen takes care of the clearance – discreetly, respectfully and in consultation with you.
We sort, clear and empty the flat, while keepsakes and documents are set aside separately for you. A household clearance includes proper disposal and – as you decide – the sale or donation of furniture in good condition. We are based in Berlin (Stromstraße 21) and also travel to flats outside Berlin. We give you the fixed price after the survey, so that you can concentrate on what matters most: saying goodbye and grieving.

Fixed price after a survey for the clearance
Clearly calculated, with no hidden costs
Financial uncertainty is an additional burden in times of grief. That is why, after a free survey, we give you a binding fixed price – depending on the size of the flat, the amount of belongings and access, not on time pressure. This way all heirs know in advance what the flat clearance after the death will cost. Call us on 01625978461.
Offers available individually, depending on effort, scheduling and the scope of services required.

How we take the load off relatives
Calm, discreet, reliable
With a flat clearance after a death, empathy and reliability count in equal measure. We work discreetly and on schedule, set photos, letters and documents aside separately and dispose of nothing without your consent. We give you the price as a fixed price after a survey; during transport your belongings are covered by liability under the statutory rules of the German Commercial Code (HGB). If some of the furniture is to go to relatives, we combine the clearance with a private move or a part load (Beiladung).

The most important steps
Personal belongings and keepsakes have great emotional value. Before clearing begins, however, heirs should also settle a few legal points – these six steps help you find your way.
Check the tenancy agreement first
Use the special right of termination
Clarify first, then clear
Secure documents first
Involve the community of heirs
Prepare the handover
Part load for individual heirlooms

Clearance,
transport, handover
Besides the actual flat clearance, there are further tasks: the handover to the landlord, the disposal of electrical appliances and hazardous waste and the distribution of heirlooms. If furniture is to go to relatives in other cities, we also organise long-distance moves and transports abroad. On request we also clear the cellar, garage and loft, so that all rooms belonging to the estate become free at the same time and the handover can take place on one date. You can read about the other steps involved in an estate in the article Clearing an estate.

Frequently asked questions about flat clearances
How a flat clearance after a death works
The first step in a flat clearance after a death is a free on-site survey, at which we assess the scope and give you a binding fixed price. Then you, as relatives, go through important documents, valuables and keepsakes before the actual clearance begins.
Furniture and household goods are sorted: items in good condition can be sold, donated or disposed of in an environmentally sound way, as you decide. At the end comes the broom-clean handover of the flat to the landlord with a report, meter readings and all the keys.
Legal aspects of a household clearance
With a household clearance after a death, the following applies: if a spouse or civil partner lived in the household, they take over the tenancy agreement (§ 563 BGB). Otherwise the tenancy passes to the heirs; they and the landlord can terminate with the statutory notice period within one month of learning of the death (§ 564 BGB). Several heirs should be in agreement before the clearance.
Anyone considering disclaiming the inheritance usually has six weeks to do so (§ 1944 BGB). Until the decision has been made, nothing should be sold or given away, as this can count as accepting the inheritance. We schedule the clearance date around your deadlines.
