Living in Zwolle: districts flat hunting and authorities

Zwolle guide
Zwolle: Sassenpoort, canals, new districts
Districts, housing, everyday life
Zwolle is the capital of the province of Overijssel and has around 134,000 inhabitants. A Hanseatic city since 1346, its Binnenstad (inner city) still shows canals, remains of the city wall and the Sassenpoort city gate of 1408; its landmark is the Peperbus, the tower of the Basilica of Our Lady. Around this core lie very different districts (wijken) – from period houses in Assendorp to new builds in Stadshagen. For your move, you can find our services under private move.
How the drive from Berlin works – route, driving times and paperwork – is described in our guide Long-distance move Berlin – Zwolle; further destinations can be found under long-distance moves. This page is about life in the city: districts, flat hunting, the municipality (gemeente) and everyday life. We quote the transport after the survey as a fixed price, and your goods are covered under the HGB. Further destinations with their own page can be found in the locations overview.

What we check for your address in Zwolle
Stairs, zone, parking space
Many houses in the Binnenstad and in Assendorp have narrow, steep stairs – so we check large furniture in advance and bring a furniture lift if necessary. Within the canals, a zero-emission zone (Zero-Emissie-Zone) applies to vans and lorries, and when parking, the kerb markings count. We clarify these points for your address before moving day. The price is set as a fixed price after the survey.

Frequently asked questions about living in Zwolle
From the Binnenstad to Stadshagen: Zwolle's districts
The core is the Binnenstad within the canals, with the Thorbeckegracht, Melkmarkt and Sassenpoort. Right next to it lie older neighbourhoods such as Assendorp, Diezerpoort, Kamperpoort, Veerallee and Wipstrik, with many terraced and older houses – often with narrow stairs and little space in front of the door.
Newer districts are Holtenbroek and Aa-landen in the north and Stadshagen and Westenholte in the west, beyond the Zwarte Water. In the south lie Zwolle-Zuid and Berkum, and in the east the more rural Wijthmen. Which location suits you depends on your commute, school and type of housing – during the survey we clarify access and stairs.
University, hospital and everyday life in Zwolle
As in many Dutch cities, the housing market in Zwolle is tight. We deliberately do not give reliable current rent figures here; compare offers on Dutch portals and pay attention to proof of income and deposit. Windesheim University of Applied Sciences and the ArtEZ Conservatorium bring students to the city, and the Isala hospital at the Weezenlanden site is one of the major institutions.
Zwolle is a rail hub: trains run to Utrecht, Arnhem and Leeuwarden, among others, and via the Hanzelijn through Lelystad towards Amsterdam. The A28 runs through the city, the A50 towards Apeldoorn and Arnhem. Cycle paths and short distances make everyday life easy. Our team schedules your moving date to match the handover of the new flat.
Moving prices by flat size
Whether a small flat or a large house – we have the right price for every move. For a house or villa we prepare an individual quote, a 4-room flat costs from €1,324, a 3-room flat from €905, a 2-room flat from €584 and a 1-room flat just from €359. For long-distance moves we charge from €4.20/km. Arrange your free survey right away.
What the price in Zwolle depends on
Several factors count for a realistic cost estimate: the volume of your household goods, the distance to be covered (from €4.20/km), the floor and whether there is a lift. Sometimes a parking restriction zone is also needed to make the transport run smoothly. Furniture assembly and a part load also affect the final price.

From Berlin to Zwolle – and everywhere else
We are based in Berlin and carry out moves nationwide and abroad. Destinations with their own page can be found in the locations overview, long routes under long-distance moves.
Moving to Zwolle: zero-emission zone in the city centre and traffic rules
On the way from Berlin to Zwolle you cross the German-Dutch border. The German Federal Foreign Office points out that Germany is currently carrying out flexible border checks at the land border with the Netherlands; ID must also be carried for children in the Schengen area. Goods are subject to EU rules, and spot checks are possible.
For the removal van, the zero-emission zone matters most. According to a council letter (raadsbrief) from the Zwolle municipality dated 20 January 2026, the area within the city canals has been a zero-emission zone for vans (N1) and lorries (N2, N3) since 1 January 2025. Enforcement has been in place since 1 July 2025. Vans of emission class 5 have access until 1 January 2027, class 6 until 1 January 2029. Since 1 January 2026, the municipality sends a warning instead of a fine for a first violation; fines are imposed for further violations.
Exemptions are possible. According to the municipality, day exemptions are granted automatically, up to a maximum of twelve per number plate, zone and year. So check your vehicle's emission class and day exemption in advance. When parking, note the markings: according to the Federal Foreign Office, yellow kerb markings mean no parking, while blue ones allow parking with a parking disc. Read more about the route in the article Long-distance move to Zwolle and on our international move page.
Zwolle: registering with the municipality, BSN and health insurance
After arriving in Zwolle, Dutch registration requirements apply. The Dutch government (Rijksoverheid) describes them as follows: anyone who intends to live in the Netherlands for longer than four months registers with the municipality. This should be done no later than five days after arrival, and an appointment with the municipality must be made for registration. So plan the appointment before moving day. With registration you are entered in the Personal Records Database (BRP) and receive your citizen service number (BSN), if you do not already have one.
If you are staying for less than four months, registration with the municipality is not possible; you can, however, register in the BRP as a non-resident.
The Rijksoverheid also requires you to take out basic health insurance (basisverzekering). Further points on the government's list are:
- Taxes: you receive a letter from the Belastingdienst asking you to file a tax return.
- DigiD: the digital identity for dealings with the authorities.
- Children: enrolment at a primary school (ages 4 to 12) or secondary school.
- Kinderbijslag (child benefit): application to the SVB after registration.
It is best to check in advance on the Zwolle municipality's website which documents it requires for registration. An overview of housing and everyday life can be found in the guide Living in Zwolle.
