Baden-Baden: World Heritage Spa Town on the Edge of the Black Forest
The first few weeks
If you move to Baden-Baden, you are choosing a spa and bathing town with an international flair: since 2021 it has been part of the UNESCO World Heritage Site ‘Great Spa Towns of Europe’. With almost 57,000 inhabitants, Baden-Baden is the smallest urban district in Baden-Württemberg and is divided into eleven districts, from the city centre and Lichtental to the Rebland villages. For your home removal from Berlin, we plan the parking restriction, access and date, so that nothing is left to chance on moving day – even on steep slopes such as in Ebersteinburg.
For your belongings we accept liability under the German Commercial Code (HGB), including for transports into older buildings in the Weststadt or new builds in Oos; additional insurance is available. We give you the fixed price after a survey, with floors without a lift and carrying distances already included. More about our services can be found under home removal. We set off from Berlin-Moabit; destinations with their own pages are listed under locations.

In the wine-growing villages of the Rebland, such as Neuweier and Varnhalt, we clarify access and gradients in advance. Baden-Baden
for Newcomers
When moving to Baden-Baden, many factors play a role: from registering at the Bürgerbüro or local administration office to choosing the right district. Commuters to Karlsruhe or Rastatt benefit from the A5 and the Rhine Valley Railway, culture lovers from the Festspielhaus, Kurhaus and thermal baths. After that come the resident parking permit and re-registering your car with the city. We handle the transport from Berlin, with parking restriction, furniture assembly and disposal of old furniture on request, so that the start stays predictable.

Frequently Asked Questions About Living in Baden-Baden
Baden-Baden's Districts at a Glance
Baden-Baden is divided into eleven districts: Balg, Ebersteinburg, Haueneberstein, Innenstadt, Lichtental (with Oberbeuern and Geroldsau), Neuweier, Oos, Sandweier, Steinbach, Varnhalt and Weststadt. The city centre, with the spa quarter, Kurhaus and casino, lies within the World Heritage area; Lichtental on the Lichtentaler Allee offers living amid greenery. Oos has the station on the Rhine Valley Railway – handy for commuters to Karlsruhe or Rastatt.
If you prefer the countryside, the Rebland villages of Neuweier, Steinbach and Varnhalt have vineyards on the doorstep, while Ebersteinburg and Geroldsau lie on the edge of the Black Forest. In the Weststadt, new residential areas were built on former military land after the French armed forces withdrew by 1999.
Housing Market, Employers and Quality of Life in Baden-Baden
The housing market in Baden-Baden is in demand; we do not quote specific rents or purchase prices, because we have no reliable current source. Employers are found in the media – the SWR emerged from Südwestfunk, which was founded in Baden-Baden after 1945 – in clinics and in tourism around the Caracalla Therme and Friedrichsbad, as well as at the Festspielhaus, the second-largest concert hall in Europe.
The quality of life is high: thermal baths, the spa park, the Museum Frieder Burda, the racecourse in nearby Iffezheim and the Black Forest on the doorstep make the city attractive for families, commuters and retirees. If you value culture, nature and short distances, you will find Baden-Baden a special place to live.

Registering in Baden-Baden: Citizens' Offices and Local Administration Offices
If you move to Baden-Baden, according to the city you must register within two weeks of moving into the flat; registration is free of charge. For a move within Germany, you only register at your new place of residence; according to the city, your previous municipality is informed automatically. You should bring at least one ID document (identity card or passport), for children without a child passport the birth certificate, and as a tenant the landlord confirmation (Wohnungsgeberbescheinigung).
In Baden-Baden, the registration authorities are the Bürgerbüro Briegelacker, the Bürgerbüro in the town hall (Marktplatz 2) and the local administration offices in Ebersteinburg, Haueneberstein, Sandweier and the Rebland (Neuweier, Steinbach, Varnhalt). You book appointments via the city's service portal. Online registration is only possible if the municipality takes part in the service; check this at wohnsitzanmeldung.de and have an ID card with the online function and AusweisApp2 ready.
The landlord confirmation is issued by the landlord or a person commissioned by them, such as the property management. It states the name and address of the landlord, the move-in date, the address of the flat and the names of the people being registered. If the landlord confirms electronically, they receive an allocation code, which they pass on to you for registration. A note on spelling: throughout, we mean Baden-Baden, not Baden in Switzerland. How to keep on top of the deadlines is explained in the guide to re-registration.
Resident Parking, Car Re-registration and Local Districts in Baden-Baden
After registration come the everyday matters. The resident parking permit is issued by the city administration. According to the city, the requirement is that you are registered and live in the resident parking zone and that the vehicle is registered to you or you use it permanently. You need your driving licence, registration certificate Part I and ID with a current registration certificate. The city states fees of €120 for one year, €240 for two and €360 for three years. The application runs via the Virtual Town Hall.
Your car must also be re-registered – according to the city, ‘without delay’. For the vehicle registration office (Marktplatz 2), the city states €24.20 for a move within Baden-Baden (€26.20 with a change of number plate) and €23.60 for a move from another district while keeping the number plate; number plates cost extra. You need, among other things, registration certificate Part I, an eVB number (insurance confirmation), valid proof of the HU roadworthiness test and ID. According to the city, the HU stamp in Part I is not sufficient as proof.
Besides the centre, the city area includes districts with their own administration, such as Ebersteinburg, Haueneberstein, Sandweier and the Rebland villages of Neuweier, Steinbach and Varnhalt. If you live there, you register at the respective local administration office. Moves to other cities in the state are shown in our overview Moves in Baden-Württemberg.
