Rotterdam for newcomers: neighbourhoods, housing market and everyday life on the Maas
Living on the Maas
Rotterdam is more than Europe's largest port – the city on the Maas was largely rebuilt after the Second World War and is now known for modern architecture such as the Erasmus Bridge, the Markthal and the Cube Houses. Anyone moving to Rotterdam will find a young, international population, high-rises on the water and quiet garden neighbourhoods. Whether starting a career in the port and logistics, studying at Erasmus University (Erasmus Universiteit) or taking a job at Erasmus MC – the reasons for a move to Rotterdam are many. Before the move it is worth looking at neighbourhoods, the housing market and formalities.
We come from Berlin (Stromstraße 21) and take care of packing, transport and furniture assembly right into your new flat in Kralingen or Kop van Zuid. There are no customs within the EU; what matters is first registration with the Gemeente (municipality) and the parking rules for large vehicles. Use our home move services, whether you are moving from Germany or within the Netherlands. We quote the price after the survey as a fixed price, and we are liable for your belongings under the German Commercial Code (HGB). Destinations with their own page can be found under Locations.

A fixed price for your move to Rotterdam
After a survey, with no hidden costs
A move to Rotterdam does not have to be confusing. After the survey we quote a fixed price – whether for a studio in Delfshaven or a family home in Hillegersberg. Request your quote early so that we can coordinate parking and the date with your key handover.
Offers available individually, depending on effort, scheduling and the scope of services required.

What we clarify for you
Parking, high-rises and narrow old buildings
For a move to the Netherlands, the address determines the effort involved: high-rises on the Kop van Zuid need a lift reservation, older streets in Delfshaven are narrow, and large vehicles over 6 metres long or 2.4 metres high may not park everywhere. We check this before the date and, if necessary, arrange an exemption with the area office. We quote the price after the survey as a fixed price; we are liable for your belongings under the HGB, and additional insurance is available. More under Home move and Long-distance moves.

What
to clarify in Rotterdam
When moving to Rotterdam there are a few practical points: first registration with the Gemeente Rotterdam, through which you receive your citizen service number (BSN), and flat hunting via platforms such as Pararius or Funda. Before signing a tenancy agreement, check whether your street has required a housing permit since December 2025. You should also know the parking rules in neighbourhoods such as Nieuwe Westen or Katendrecht, as many streets are residents' parking zones. If the flat is not yet free, we put your furniture into interim storage.

Frequently asked questions about living in Rotterdam
Districts in Rotterdam: where is it worth living?
Kralingen is considered one of the most popular neighbourhoods for families and students – the attractions here are the Kralingse Bos (city forest) and the proximity to Erasmus University. If you are looking for urban life with a water view, Kop van Zuid offers modern new-build flats overlooking the Erasmus Bridge, although at correspondingly higher rents.
Delfshaven impresses with historic charm, narrow lanes and the old harbour from which the Pilgrim Fathers set off in 1620, while up-and-coming Katendrecht, with its trendy restaurants and lofts, attracts young professionals in particular. Families with children appreciate the quieter, greener neighbourhoods of Hillegersberg and Prinsenland, where detached houses and good schools make everyday life easier.
Rents, employers and quality of life in Rotterdam
Rents in Rotterdam are generally lower than in Amsterdam or Utrecht. Central areas such as the Centrum or Kop van Zuid are more expensive, while districts such as Overschie or Feijenoord still offer affordable housing. Large employers such as the Port of Rotterdam with its refineries and terminals, Erasmus MC and numerous logistics companies ensure a dynamic job market with international career opportunities.
Erasmus University Rotterdam and Erasmus MC attract thousands of students and skilled workers from all over the world every year. Culturally, Rotterdam impresses with the Markthal, the Museumpark and a lively street-art scene, while excellent rail and motorway links to The Hague, Amsterdam and Germany further increase the quality of life.

These factors determine the price for Rotterdam
The size and volume of your household goods largely determine the price, as does the distance (from €3.80/km). The floor, lift and the parking question, which in Rotterdam is clarified instead of a German parking restriction zone (Halteverbotszone), also count. For further services we recommend furniture assembly and a part load.

Moving to Rotterdam: parking, vehicle size and ontheffing
If you arrive in Rotterdam with a large removal van, you should know the parking rules for large vehicles. According to rotterdam.nl, vehicles including their load that are longer than 6 metres or higher than 2.4 metres may not park everywhere; the city enforces this on the basis of Article 5.8 of the General Local Bye-law (APV). The city can also close certain streets to large vehicles. Such bans are published as an “aanwijzingsbesluit” (designation order) on officielebekendmakingen.nl. Anyone who still needs to park on such a street applies for an exemption (“ontheffing”) at the responsible area office (“gebiedskantoor”).
The city does not explicitly mention removal vans on this page. However, a typical removal lorry can exceed the stated dimensions. So clarify the situation at your address in advance by phone on 14 010 (according to the city, Monday to Friday 8 am to 8 pm, Saturday 9 am to 5 pm).
According to the city, incorrectly parked vehicles in the Rotterdam–The Hague metropolitan region are penalised with a €100 fine, a wheel clamp or towing. According to rotterdam.nl, towing costs €165 for vehicles up to 3,500 kg and €750 from 3,500 kg, plus storage costs per day (€4 and €40 respectively) and 21% VAT. A prior survey protects against such costs: we check access, the loading route and the floor.

After moving to Rotterdam: notifying the municipality and first registration
If someone moves to Rotterdam from within the Netherlands, the following applies according to the city: you report the move no earlier than four weeks before and no later than five days after the move. You can do this online with DigiD or alternatively by post. Reporting is free of charge; for late or incorrect notification the municipality can impose a fine of up to €325. According to rotterdam.nl, the municipality enters the move into the system within five weeks.
If, on the other hand, you are coming from Germany and will live in the Netherlands for the first time for more than four months without already having a citizen service number (BSN), “first registration” in the Personal Records Database (BRP) applies. According to the city:
- You register in person with the municipality in which you will live.
- You book the appointment online.
- First registration is free of charge.
- Processing usually takes about four weeks, after which you receive a letter.
Please also note: in some Rotterdam streets a housing permit (“huisvestingsvergunning”) has been required since 1 December 2025, for which your landlord must complete a declaration. Before renting, ask the municipality whether this applies to your street.
How we organise moves abroad is explained under Long-distance move; everyday life in the city is described in the article Living in Rotterdam.
