Guide for newcomers
Arriving in Essen: Between Zollverein and the Baldeneysee
Life at the Heart of the Ruhr
Essen lies at the heart of the Ruhr and had exactly 573,618 inhabitants at the end of 2025 – after Cologne, Düsseldorf and Dortmund, the fourth-largest city in North Rhine-Westphalia. The city is divided in two: densely populated in the north and around the city centre, green and small-scale in the south on the Ruhr with the Baldeneysee and Kettwiger See lakes. The Zollverein Coal Mine World Heritage Site recalls the era of coal and steel. This guide shows what newcomers take care of in the first weeks: registration, flat hunting with the rent index, public transport and waste.
We have no branch in the Ruhr; we come from Berlin-Moabit (Stromstraße 21). It is around 530 km to Essen via the A2, A45 and A40, about eight hours by lorry including breaks. Whether an old building in Rüttenscheid or Holsterhausen, a flat in Frohnhausen or a house in Werden: we plan the home removal at a fixed price after a survey. The route is described on the page Moving Berlin – Essen. We accept liability for damage under § 451e HGB at €620 per cubic metre.

Your Fixed Price for Essen

Moving dates around the turn of the month are in particularly high demand – ask early. For your move to Essen, we look at your household goods, floor and access – on site or by video call – and then give you a fixed price. Quotes available individually based on workload, scheduling and the desired scope of services.

How we prepare your move
Planning from Berlin-Moabit
We have no location in Essen; we drive in by lorry from Berlin-Moabit. That is why we clarify beforehand what matters on arrival day: the scarce parking in Rüttenscheid, the stairwell in an old building in Holsterhausen, the hillside locations in the south in Bredeney or Werden. We apply to the City of Essen for the parking restriction outside the new address. For your belongings we accept liability under § 451e HGB at €620 per cubic metre of load space; additional insurance is available.

By Shared Load to Essen
If you are moving to study at the University of Duisburg-Essen or the Folkwang University of the Arts and are only bringing a few pieces of furniture, you can save with a shared load: your things travel together with other consignments towards the Ruhr. For this you need some flexibility on the delivery day.

Frequently Asked Questions About Arriving in Essen
Nine Boroughs Between the Emscher and the Ruhr
Essen is divided into nine boroughs with a total of 50 districts, most of which were once separate municipalities. The cityscape is split in two: in the north and around the city centre people live close together, while the south is characterised by green spaces and small-scale development. Rüttenscheid in borough II, home to the geographical centre of the city, is popular because of Rüttenscheider Straße with its cafés and shops; the borough also includes Rellinghausen, Bergerhausen and Stadtwald.
Borough III contains Holsterhausen, Frohnhausen and the garden city of Margarethenhöhe. In the far south, in borough IX, come Bredeney, Werden with its old abbey and Kettwig, which only became part of Essen in 1975. Between Kupferdreh, Heisingen, Fischlaken and Werden, the Ruhr is dammed to form the Baldeneysee – a recreation area in the middle of the city.
Corporate Headquarters, Universities and Leisure
Essen is home to major corporations: RWE, E.ON, Brenntag and Hochtief (all in the DAX) have their headquarters here, as do Evonik and Thyssenkrupp. Aldi Nord, Deichmann, Westenergie and many other companies are also based in the city; in 2016 around 330,000 people worked here. You can study at the University of Duisburg-Essen and at the Folkwang University of the Arts in Werden; the university hospital is one of the major employers.
In your free time there is the Zollverein Coal Mine, the Grugapark from the 1929 horticultural exhibition, the Aalto Theatre, the Grillo Theatre, the Ruhr Museum and the Baldeneysee with cycling and hiking trails. As part of the “European Green Capital”, circular walking routes were created through the city. For rents, the city cites a qualified rent index for 2026; we do not give specific prices per square metre here because they depend heavily on the district.
Your moving costs at a glance
Moving costs do not have to be complicated. Our prices: 1-room flat from €349, 2-room flat from €579, 3-room flat from €909, 4-room flat from €1,279. For a house or villa there is an individual quote, and for long-distance moves we charge from €4.25/km. We are happy to clarify everything else during a free survey.
Price factors explained in detail
First, the volume of your household counts. The distance is charged from €4.25/km. A floor without a lift means more effort, as does a required parking restriction zone. We also offer furniture assembly and a shared load.

We plan moves from Stromstraße 21 in Berlin-Moabit, to Essen and back. How the roughly 530 km work is described on the page Moving Berlin – Essen.
Registering in Essen: Bürgeramt, Appointment Portal and Landlord
Anyone moving into a flat in Essen must register with the registration authority within two weeks of moving in, under § 17 of the Federal Registration Act (Bundesmeldegesetz). Under § 19 BMG, the landlord must confirm the moving-in within this period. The confirmation contains the landlord's name and address, the moving-in date, the address of the flat and the names of the persons to be registered. Under § 54 BMG, failures can be punished with a fine of up to 1,000 euros.
According to the city, you book appointments for the Bürgeramt, the BürgerServiceStelle and vehicle registration via termine.essen.de; some Bürgeramt services can be handled directly on service.essen.de. The Bürgeramt hotline can be reached on +49 201 88-33222 Monday to Friday from 7:30 am to 6 pm, and the public authority number 115 (or +49 201 88-0) answers general questions. It is best to clarify there in advance which documents are required, as the city's pages give no list.
If you are new to Essen and have a flat that falls within the remit of the foreigners' authority (Ausländerbehörde), you book an appointment online; registration then takes place at Kruppstraße 16, 45128 Essen. Practical help on deadlines can be found in the guide to re-registration and on our page on moving in Essen.
Nine Boroughs, 2026 Rent Index and Waste in Essen
Essen is divided into nine boroughs, each with a borough council (19 members, elected every five years). The city lists, among others, Rüttenscheid, Rellinghausen, Bergerhausen and Stadtwald in borough II, Holsterhausen, Margarethenhöhe and Frohnhausen in borough III, Bredeney, Werden and Kettwig in borough IX, and the city core and Südviertel in borough I. The borough councils decide on matters such as playgrounds.
For rents, the 2026 rent index applies, an update of the 2024 edition. According to the city, it is a qualified rent index under § 558d BGB, valid from 1 August 2026 to 31 July 2028 and available free of charge as a PDF; there is also a rent index calculator. Housing entitlement certificates and flat placement are handled by the city's service, and there is also a housing market report.
Waste is handled by Entsorgungsbetriebe Essen (EBE): the collection calendar lists all dates, and the app “Wir räumen ab!” reminds you of them. According to the EBE website (as of 29 October 2026), the Mitte recycling station on Pferdebahnstraße will reopen in an enlarged form from 13 November, while the Altenessen recycling centre on Lierfeldstraße will close for several months from 11 November and is expected to reopen in mid-2027.
