Frequently asked questions about moving in Essen
The costs depend on the size of the flat and the effort involved. A 1-room flat costs from €344, a 2-room flat from €584 and a 3-room flat from €915. Additional services such as a parking restriction zone or piano transport are charged separately.
How a move in Essen works
Essen lies at the heart of the Ruhr area and borders Bochum, Gelsenkirchen, Mülheim an der Ruhr and Oberhausen, among others. The A40, A42 and A52 motorways run through the city. Praktik Transport und Umzüge comes from Berlin-Moabit (Stromstraße 21), around 530 kilometres away, and plans the journey to every part of Essen in advance – whether you are moving from the Südviertel near the main station to Bredeney or from a period building in Rüttenscheid to Kettwig.
A move in Essen differs considerably depending on the location: in the densely built-up city centre and in Rüttenscheid, narrow streets, little parking space and old stairwells are the rule, while in the historic centres of Kettwig and Werden narrow streets call for particular care. Every household move begins with a free survey by video or by arrangement, after which you receive a fixed-price quote. On moving day we take care of packing, transport and assembly in your new home in Essen.
Typical process:
- Free survey by video or by arrangement
- Individual quote with a fixed price
- Packing and dismantling of furniture
- Journey from Berlin and transport
- Assembly and setting up in the new flat
In 2017 Essen was “European Green Capital” and has many parks and green spaces, for example around the Baldeneysee. Access to some addresses there may be restricted; we take this into account in our planning so that your move in Essen runs smoothly.
Nine city districts: residential areas in Essen
Essen is divided into nine city districts with 50 neighbourhoods – from the city centre to rural Kettwig on the Ruhr. This diversity has a direct impact on planning your move, because access, parking space and stairwell width differ considerably from one area to the next.
| Neighbourhood | Character | Moving considerations |
|---|---|---|
| Rüttenscheid | Popular area with period buildings | Narrow streets, high parking pressure |
| Bredeney | Villa area near the Baldeneysee | Large plots, long distances |
| Werden | Historic centre on the Ruhr, former abbey | Narrow streets |
| Kettwig | Rural, on the Ruhr | Narrow access in the old centre |
| Margarethenhöhe | Garden city | Quiet residential streets |
| Altenessen | Traditional working-class area | Many rented flats |
| Holsterhausen/Frohnhausen | Residential area near the University Hospital | Small flats, many student moves |
| Steele | Neighbourhood in the east | Connection via the A52 |
Anyone moving from a period flat in Rüttenscheid into a new build, for example in Bergerhausen, needs more staff in the stairwell of the old building and often a lift reservation in the new one. In Kettwig and Werden we plan smaller vehicles for narrow streets. For families moving from the Margarethenhöhe to a larger house in Bredeney, we plan with the carrying distance and volume of furniture in mind. For older residents moving into an accessible flat, we recommend our senior move with particularly considerate support.
What a move in Essen costs
The cost of a move in Essen depends on the size of the flat, the floor, whether there is a lift and the distance between the old and new address. In areas such as Rüttenscheid or the city centre, a parking restriction zone may also be needed to ensure a safe loading and unloading area.
| Service | Price |
|---|---|
| 1-room flat | from €344 |
| 2-room flat | from €584 |
| 3-room flat | from €915 |
| Long-distance move (per km) | from €3.85 |
| Parking restriction zone (per day) | €30–100 |
These prices are guide values, because every move in Essen is individual. A move within the compact city centre is usually cheaper than a move from Kettwig to a distant district such as Karnap. The contents also play a role: anyone who owns a piano needs our dedicated piano transport, while for smaller volumes an affordable part load is a good option.
You can also save costs by decluttering before the move – our clearance service does this for you, whether it is the cellar of a period building in Frohnhausen or the attic of a house in Bredeney. On request, after a free survey we prepare an exact, binding fixed-price quote so that you can budget for your move in Essen without nasty surprises.
Parking and no-stopping zones in Essen's residential areas
Anyone moving in Essen knows the problem: in densely populated areas such as Rüttenscheid, the city centre or Frohnhausen, parking space is scarce. For the removal van to stop right outside the door and so that furniture does not have to be carried long distances, you need a no-stopping zone. According to the city, the responsible office is the roadworks management (Baustellenmanagement) at the Office for Roads and Traffic.
Our price list states €30 to €100 per day for such a zone, depending on the street and duration. Especially in narrow streets of period buildings in Rüttenscheid or in the old centre of Kettwig, the zone is worthwhile, as it speeds up moving day and reduces the risk of scratches on parked vehicles.
- Submit the application at least 15 days before the moving date
- Allow four days' set-up period for the signs
- Signs are in place at least 96 hours before the start
- Free access for the removal van right outside the entrance
Even in quieter locations such as Bredeney or Werden, a no-stopping zone can make sense, for example when narrow streets make manoeuvring difficult. In new residential developments with underground car parks, for example in Bergerhausen, less effort is often needed, as parking spaces are usually available there.
Count back around three weeks from the moving date, and there will be enough time for the application and set-up. We tell you the length and period of the zone so that your moving day runs without searching for a parking space – whether an apartment building in Altenessen or a villa in Bredeney.
From Essen to Bochum, Duisburg or Berlin
Essen lies on the A40, A42 and A52 and is therefore also a starting point for moves to other regions. From Essen to our location on Stromstraße in Berlin-Moabit it is around 530 road kilometres, mostly via the A2 – a route we plan in both directions with a fixed arrival window.
We also travel within the Ruhr area and North Rhine-Westphalia. The neighbouring cities Bochum, Gelsenkirchen, Duisburg and Oberhausen have their own location page, as do Dortmund, Hagen, Hamm, Krefeld, Wuppertal and Bonn.
For long distances our price list states from €3.85 per kilometre, depending on the volume, floor and additional services; the binding figure is the fixed price after a survey. For smaller volumes, for example for a move to Munich or Hamburg, a part load is an option in which your furniture travels together with other loads.
Whether a private move to another major city or a company move to another city in North Rhine-Westphalia: we plan the route with roadworks and traffic jams on the Ruhrschnellweg (A40) in mind so that your belongings arrive punctually and safely.

Office and company moves in the corporate city of Essen
Essen is home to large companies such as RWE, E.ON and thyssenkrupp as well as numerous medium-sized businesses, and is an important business location in the Ruhr area. Offices are found mainly in the city centre, in the Südviertel and around the Zollverein colliery, the UNESCO World Heritage Site, where agencies and creative businesses have settled on the grounds.
A company move in Essen requires careful planning, as server rooms, file archives and workstations have to move with minimal downtime. By arrangement we plan the move outside core working hours or at the weekend to disrupt ongoing business as little as possible.
- Dismantling and reassembly of office furniture and IT infrastructure
- Secure packing of sensitive documents and equipment
- Labelling system for structured reassembly
- Plan no-stopping zones at inner-city sites early
- Scheduling outside business hours possible
Whether you are moving your company from an office building in the city centre to a business park in the north of Essen or from Rüttenscheid to a larger property near the A52 – we clarify access, loading zones and parking rules for both sites before the date. We also plan moves between Essen and neighbouring cities such as Bochum or Duisburg.
For companies with valuable furnishings, such as a grand or upright piano in the conference room, there is also our piano transport. That way your company move in Essen runs smoothly, safely and on schedule.
Student moves around the University of Duisburg-Essen & booking
With the Essen campus of the University of Duisburg-Essen in the Nordviertel and the University Hospital in Holsterhausen, Essen is an important university location in the Ruhr area. Many students live in the affordable neighbourhoods of Frohnhausen, Holsterhausen or Altendorf and move several times during their studies – for example from a hall of residence into their first shared flat.
Our student move is tailored specifically to these needs: quick, straightforward and budget-friendly. As student moves in Essen usually involve smaller flats or single rooms, we also offer an affordable part load, in which your household goods are carried together with other transports.
- Flexible scheduling, including at short notice at the start of the semester
- Smaller vehicles for narrow access in Holsterhausen and Frohnhausen
- Fair fixed prices without hidden costs
- On request, help with packing and assembling/dismantling furniture
As many students move at the same time at the start of the semester in October or April, we recommend booking early to secure your preferred date. Booking itself is straightforward: you contact us by phone or via our online form, tell us the size and floor of your current and new flat, and receive a transparent quote.
If you move out at the end of the semester and want to get rid of furniture or electrical appliances you no longer need, we also support you with our clearance service. That way we make your student move in Essen as stress-free as possible – from registration to the last moving box.
Parking restriction zone in Essen: application to the roadworks management
According to the city's service portal, for a no-stopping zone for your move in Essen you need a traffic regulation order (verkehrsrechtliche Anordnung). The responsible office is the roadworks management (Baustellenmanagement) at the Office for Roads and Traffic, Alfredstraße 163, 45131 Essen. You can submit the “Umzug” (move) application as a form or use the online service, which requires logging in with BundID or Mein Unternehmenskonto. Private applicants must also enclose the declaration of undertaking (Verpflichtungserklärung) provided, and a traffic sign plan is required.
The key deadlines according to the city:
- Application at least 15 days before the start of the measure,
- an additional set-up period of four days if no-stopping signs have to be put up,
- no-stopping signs with an additional sign at least 96 hours before they take effect.
You obtain the signs from traffic safety service companies, which can also put them up. Fees are charged for the service depending on type and scope. The page does not state amounts. The city bases the procedure on § 45 Absatz 1 and 6 StVO and the guidelines for safeguarding work sites on roads. Personal advice is possible by telephone appointment, but the city prefers written or electronic submission.
How to plan early: count back around three weeks from the moving date and set the street, length of the area and time period. Our service is described under parking restriction zone; background on costs can be found in the moving guide for Essen.
Exemption permit, pedestrian zone and resident parking when moving in Essen
Not every move in Essen needs its own no-stopping zone. According to the City of Essen, an exemption permit from stopping and parking bans (Ausnahmegenehmigung) is a second option. It applies to moves in areas with limited-waiting restrictions, pay-and-display machines or resident parking spaces. Important: an exemption permit does not reserve a parking space. Anyone who wants to keep spaces free for the van must apply for a no-stopping zone. Resident parking spaces and pay-and-display machines follow the same rule: visible loading activity is permitted, but no space is reserved. According to the city, permits for moves are valid for up to two days.
Further information from the city:
- Within a limited-waiting zone, an exemption is only necessary if no recognisable loading activity is taking place at the vehicle.
- In pedestrian zones, the signposted delivery time can generally be used for loading; if it is not sufficient, an exemption can be applied for.
- The application is made informally in writing. It states the moving address, day, registration number of the removal vehicle and details of the parking situation.
- The fee is usually between 25 and 40 euros. Processing takes about two weeks; there is no entitlement.
The responsible office is the parking permits and exemption permits office (Parkausweise und Ausnahmegenehmigungen), also at Alfredstraße 163. If you are looking for parking after the move, see our article Living in Essen. For neighbouring cities, open Bochum or Duisburg.
