Before the flat-share move

Give notice properly first, then book the move

Deadline in view

Unsere Firma Giving notice in a flat share: written form, notice period, signatures under a joint tenancy and notice in a sublet.

The first fixed date of every flat-share move is the notice: it must be in writing (§ 568 BGB) and reach the landlord by the third working day of a month at the latest; the tenancy then ends at the end of the month after next (§ 573c BGB). Who gives notice in a flat share (WG) depends on the contract – under a joint tenancy agreement, everyone together. Once the end date is fixed, we plan the move: every room is recorded, and after the survey we give you a fixed price.

With the fixed price after a survey, all flat-share members know the costs before they are split. Your belongings are covered by liability under the German Commercial Code (HGB; § 451e: €620 per m³), and additional insurance is available on request – also for shared furniture such as the sofa or kitchen cupboards. We pack sensitive electronics with particular care. Information on our services can be found under Private move.

How we fit the move to the notice

Date before the tenancy ends

In flat-share moves, contracts often end at different times: under a joint tenancy agreement for everyone at once, with sublets or individual contracts for each person separately. We set the moving date so that it falls before the respective end of tenancy and leaves time for the handover. We give you the fixed price after the survey; your belongings are covered by liability under the HGB. We are based in Berlin (Stromstraße 21) and drive nationwide – destinations with their own page are listed under Locations.

Date before the tenancy ends

We set the moving date a few days before the tenancy ends, so there is enough time for final cleaning and the handover.

Separate dates

If a sublet ends earlier than the main contract, we move that one room on a separate date.

Packing service

If the end of the tenancy falls in the middle of exams or shift work, we pack the kitchen and living room for the whole flat share.

Assembly service

We dismantle furniture and reassemble it at the new place, so the old flat is really empty on the due date and the new one is immediately habitable.
HOW THE FLAT SHARE GIVES NOTICE CORRECTLY

Six rules for giving notice in a flat share

When a flat share gives notice, the form, the period and the right signatures count. One mistake can push the end of the tenancy back by a month – and mean double rent for everyone.

01

Written form

The notice must be in written form with a signature (§ 568 BGB); an email or WhatsApp message is not enough.
02

Notice period

With the landlord by the third working day of a month at the latest; the contract then ends at the end of the month after next.
03

Everyone signs

Under a joint tenancy, one person cannot give notice alone – the notice must come from all tenants and be signed by them.
04

Subtenants

Subtenants give notice to the main tenant, not the landlord. For furnished rooms in the main tenant's own flat, a shorter period often applies.
05

Prove delivery

Hand it over in person against a receipt or send it by registered post with proof of delivery (Einwurf-Einschreiben) – what matters is when the notice arrives.
06

Plan the move afterwards

Once the end of the tenancy is fixed, the survey, fixed price and no-parking zone follow – the moving date is a few days before it.
WHEN ONLY ONE PERSON GIVES NOTICE

Part load for a single move-out

A small move at the end of the tenancy

If only a subtenant or a tenant with their own room contract gives notice, often only one room moves out. For a small amount of belongings, a part load is often worthwhile, with your things travelling alongside other jobs – plan the date with some leeway before the tenancy ends.

NOTICE AND MOVE

From
the notice letter to moving day

Form, period, signatures

In a flat-share move everything starts with the notice – and that is exactly where most mistakes happen: missing signatures under a joint tenancy, an email instead of a letter, or a letter that arrives on the fourth instead of the third working day. Subtenants give notice to the main tenant, who in turn checks whether to give notice themselves or look for a successor. How the notice periods work exactly can be read in the article Ending a tenancy agreement; long-distance moves can be found under Long-distance moves.

Preparing the notice

Check who is named in the tenancy agreement, draft the letter and collect all signatures in good time before the third working day. That way the flat-share move starts with a firm end date instead of guesswork.

Fitting the move to the end of tenancy

With a packing service, careful furniture transport and a date a few days before the tenancy ends, there is enough time for final cleaning, meter readings and the handover to the landlord.

Individual notices

If only one person gives notice, a part load or a furniture taxi is often enough. Meanwhile the remaining flatmates clarify with the landlord whether a successor joins the contract.

FAQ

Frequently asked questions on giving notice in a flat share

Answers on written form, notice period, signatures, sublets, deposit and re-registration.
It is best to allocate the total cost of the flat-share move by room size or per head. Whoever has more personal belongings pays a larger share. Clarify this together early on, ideally in writing, so that no disagreements arise later. Our fixed price makes transparent splitting much easier.

Who gives notice in the flat share – and who has to sign

Who gives notice in a flat-share move depends on the contract. Under a joint tenancy agreement (Gesamtmietvertrag) all flatmates are tenants; one person cannot end the contract alone, the notice must come from everyone. If only one person wants to move out, an agreement with the landlord is needed to release them from the contract.

In the main tenant and subtenant model, the subtenant gives notice to the main tenant; only the main tenant gives notice to the landlord. With individual contracts, everyone ends their own contract. Clarify this before you book a moving date – otherwise the date will not match the end of the tenancy.

Form and period: in writing, on time, provable

Ending a tenancy requires written form (§ 568 BGB) – that is, a letter with a handwritten signature; email, fax or messenger are not sufficient. For tenants: if the notice arrives by the third working day of a month at the latest, the tenancy ends at the end of the month after next (§ 573c BGB).

For furnished rooms in a flat the main tenant lives in themselves, notice is often possible by the 15th to the end of the month (§ 573c para. 3, § 549 para. 2 no. 2 BGB). Hand over the letter against a receipt or send it by registered post with proof of delivery, so that receipt can be proven.

What moving out after giving notice costs

Whether a studio flat or a large villa – the price range of our services is broad. For a 1-room flat you pay from €354, for 2 rooms from €605, for 3 rooms from €879 and for 4 rooms from €1,299. For houses and villas we always draw up an individual quote; long-distance moves are likewise based on kilometres – from €4.20/km. The quickest route is a free survey.

What determines the moving price

Every price calculation is based on volume and distance (from €4.20/km). Then come the floor, the lift and a possible no-parking zone. For furniture assembly or a part load we are happy to draw up an individual quote.
