Clearance: Costs & Value Offsetting

Moving company Berlin
Understanding clearance costs and value offsetting
Price and value in return
What a clearance costs comes down to a few points: how much is carried out, from which floor, how far it is to the lorry and what kinds of waste are involved. Disposal itself is a major item, because bulky waste, wood, metal and electrical appliances are separated and handed in for a fee. At the survey, we also look at what still has value. You receive the price as a fixed price, so you know in advance what to expect.
Value offsetting works like this: well-kept furniture, appliances or collectibles that can be resold are offset against the price. How much difference that makes depends on condition and demand – many everyday pieces of furniture bring in little. If you are planning a private move at the same time, you can combine the two; for houses and commercial premises we calculate individually.

Free on-site survey
Arrange a survey appointment on 01625978461. During the survey we check which items qualify for value offsetting and offset them against the price. You receive a fixed-price quote for your clearance in which the offset items are listed individually – free of charge and without obligation.
Quotes available individually based on workload, scheduling and the desired scope of services.

How we calculate clearances
Transparent rather than flat-rate
We give you a fixed price instead of a vague estimate – and explain what it consists of: the team's working time, vehicle and trips, disposal by type of waste and complications such as a missing lift or long carrying distances. From this we deduct what comes back through value offsetting. We plan hazardous waste and electrical appliances separately in the calculation, so they are no surprise on clearance day. We are based in Berlin (Stromstraße 21).

How we deal with items of value
For value offsetting, we look at furniture, antiques and electrical appliances for their resale value. Whatever we offset is deducted from the clearance costs – how much that is depends on the condition of the items and on demand.

Take individual items along at low cost
If, after the clearance, some furniture is not to be disposed of but brought to you or to relatives, this can be combined with a shared load. You then only pay for the space the items take up on a transport that is planned anyway, instead of for a trip of their own.

Everything
for your move
A clearance is often connected with a change of home or an inheritance. If you are moving at the same time, you can combine it with a private move: every piece of furniture that goes beforehand no longer has to be transported – including on long-distance moves. What counts for tax purposes in the move itself is explained in the guide claiming moving costs against tax.

Costs and value offsetting: questions and answers
This is how a professional clearance proceeds
The process of a clearance always begins with a free on-site survey, in which the scope and condition of the property are assessed. We then prepare a transparent fixed-price quote that covers all services such as dismantling, transport and disposal.
On clearance day, our team sorts systematically into valuables, bulky waste and recyclable material. Valuable furniture or electrical appliances are offset as part of the value offsetting; what is offset is already stated in the quote.
These factors determine clearance costs
The level of clearance costs depends largely on the size of the area, how cluttered it is, and the floor and accessibility of the property. The amount of bulky waste and the type of disposal – such as hazardous waste or electronic scrap – also affect the total price.
Value offsetting can lower these costs, especially if there is high-quality furniture, antiques or working appliances. Our fixed price takes all these factors into account in advance, so you know beforehand what to expect. For tax purposes: under § 35a EStG only the labour costs qualify, and only with an invoice and bank transfer.
Moving costs in detail – how the prices are composed
The exact costs of your move depend on several factors. The following prices serve as a rough guide: 1-room flat from €375, 2-room flat from €605, 3-room flat from €915, 4-room flat from €1,299. For larger properties such as a house or villa, we prepare an individual quote. If you are moving further away, the long-distance move from €3.95/km applies. Feel free to arrange a free survey to clarify all the details.
Understanding moving prices
The costs of a move are made up of several components: volume, distance (from €3.95/km), floor and lift. If needed, a parking restriction zone is added. You can also book furniture assembly or a shared load in addition.

Value offsetting needs a look on site
Value offsetting requires us to see the items beforehand – at the survey or in photos. Places with their own pages can be found in the locations overview, and longer routes under long-distance moves.
