Moving out of a shared flat without arguments: the agreement before the move

Avoiding conflicts
One sheet of paper prevents most shared-flat disputes
Settled in writing
In a shared-flat move, people rarely argue about the transport, but about money and property: who owns the sofa, who pays how much of the move, who cleans the kitchen, who gets which part of the deposit? Almost all of these questions can be settled before the move in a short written agreement that every flatmate signs. We take care of the transport: we record the furniture in each room separately and label it so that nothing gets mixed up at the destination. More under Private move.
A fixed price takes the sting out of one of the most common points of dispute: after the survey, we give you a fixed price that the shared flat can split according to its own model – per head, by volume or by room. Your belongings are covered by liability under the German Commercial Code (HGB) (§ 451e: €620 per m³), and additional insurance is available on request. That way it is also clear what applies to jointly used kitchen appliances. For shared-flat moves to other federal states, it is worth looking at our Long-distance moves page.

A price the shared flat can split
Fixed price after a survey
When a shared flat moves together, what it needs above all is a figure everyone can rely on. After the free survey, we give you a fixed price for all the rooms that are moving – the shared flat arranges the split itself. Call us on 01625978461.
Offers available individually, depending on effort, scheduling and the scope of services required.

How we avoid arguments on moving day
Every item has a name
On moving day itself, conflicts usually arise from mix-ups: whose box is this, whose shelf is coming along? That is why, in a shared-flat move, we record the furniture in each room separately and label it according to your list. We give you the fixed price after the survey, and your belongings are covered by liability under the HGB – additional insurance is available on request. We are based in Berlin (Stromstraße 21) and drive nationwide; you will find destinations with their own page under Locations.

What belongs in the shared-flat agreement
In a shared-flat move, household goods belong not only to individuals but also to the group. The shared-flat agreement should settle these points – briefly, in writing and signed by everyone before the first box is packed.

Part load for one flatmate
If a flatmate moves out earlier and takes little with them, a part load can be cheaper than a lorry of their own. Their belongings travel with other orders – and their costs are kept neatly separate from those of the rest of the shared flat.

Settle
things beforehand instead of arguing afterwards
Besides the transport, money matters play the biggest role in a shared-flat move: who takes over the kitchen appliances, how is the deposit divided, who pays the last rent for an empty room? Write the answers on a sheet that everyone signs. If there is still a dispute with the landlord at the flat handover, the article Resolving disputes at the handover will help. Settling these points early avoids trouble in the last few days.

Frequently asked questions on arguments when moving out of a shared flat
Moving costs: fix the model before the quote
One of the most common points of dispute in a shared-flat move is how to split the moving costs. It has proved worthwhile to fix the model before the quote arrives: by room size, by boxes per person or per head, each with a shared portion for the kitchen and living room.
If the model is already fixed, the fixed price after the survey can easily be converted – and nobody can say afterwards that a different model would have been cheaper for them.
Handover and cleaning rota: who does what and by when
When moving out of a shared flat, a detailed handover report is crucial to avoid disputes over the deposit. Document the condition of all rooms and shared areas such as the kitchen and bathroom with photos.
A cleaning rota prevents one person from doing all the work: decide who cleans the kitchen, bathroom and hallway and by when. Whether the flat has to be painted depends on the tenancy agreement – agree this early, especially if not everyone is moving out at the same time.
What a shared-flat move costs by flat size
| 1 room | from €344 |
| 2 rooms | from €605 |
| 3 rooms | from €905 |
| 4 rooms | from €1,289 |
| House/villa | individual quote |
| Long-distance move | from €4.20/km |

What determines the price – the basis for the split
Volume, distance from €4.20/km, floor and lift are the basis of every moving calculation. A no-parking zone may also be needed. If you would like to book furniture assembly or a part load, the scope of services is extended accordingly.
