Living in Utrecht
Between the Dom and Leidsche Rijn: Utrecht for newcomers
Areas and daily life
Utrecht is the fourth-largest city in the Netherlands and lies in the centre of the country; Utrecht Centraal is the largest railway station in the Netherlands. If you move here, you choose between the Binnenstad (city centre) with its cathedral tower and canals, established neighbourhoods such as Wittevrouwen, Lombok or Oog in Al, and the new-build district of Leidsche Rijn in the west, the largest VINEX housing area in the Netherlands. We are based in Berlin (Stromstraße 21) and take care of packing, transport and assembly – more under private move. We give you the fixed price after the survey, and we are liable for your belongings under the German Commercial Code (HGB) (§ 451e: €620 per m³).
On moving day, the rules of the gemeente apply in Utrecht: you pay no parking fee while loading and unloading in parking bays, you arrange a road closure at least ten working days in advance, and a zero-emission zone (Zero-Emissiezone) and new lorry limits apply in the centre. There is no customs duty within the EU. How we drive the 636 km from Berlin is explained under long-distance moves. We choose the vehicle size and arrival time to suit the address – in car-free streets with bollards you also need a key or an exemption (ontheffing) from the gemeente.

How we plan your move into Utrecht
Loading space, zone, assembly
Before the move, we check the gemeente's rules for your street: delivery time windows, a possible exemption (ontheffing), bollards in car-free streets and the zero-emission zone. Many houses in the Binnenstad have steep stairs and no lift – we take this into account during the survey and use a furniture lift if necessary. We are liable for your belongings under the HGB, and additional insurance is available; we give you the fixed price in advance. We are based in Berlin-Moabit and drive throughout Germany and abroad; destinations with their own page can be found in the locations overview.

After
moving into Utrecht
Besides the transport, remember registration with the Gemeente Utrecht: if you are moving from abroad, you book an appointment within five days of the move, and your BSN (citizen service number) follows with the registration. Then there is health insurance, electricity and internet and, if needed, a parking permit for your street. You can read more about private moves under private move and about long routes under long-distance moves. This way you can align the notice period of your old flat with your moving-in date in Utrecht.

Frequently asked questions about moving to Utrecht
An overview of Utrecht's districts
If you move to Utrecht, you will find a varied mix of districts: the Binnenstad around the Dom and the canals offers historic charm, narrow lanes and short distances, but is not very car-friendly – from 2027 additional limits for lorries will apply there. Life is quieter and greener in Tuindorp or Wittevrouwen, close to which lies the Griftpark. If you are looking for a new build, look at Leidsche Rijn west of the Amsterdam-Rhine Canal, the largest VINEX housing area in the Netherlands, with schools, nurseries, shopping centres and its own railway station. Lombok is multicultural, with its shops on Kanaalstraat, while Overvecht and Kanaleneiland lie further from the centre.
Students and young professionals often move close to the Utrecht Science Park (formerly De Uithof), home to the university and UMC Utrecht; commuters value neighbourhoods such as Oog in Al or Zuilen for their proximity to Utrecht Centraal. For every location we adapt the vehicle size and arrival time.
Housing market, rents and quality of life in Utrecht
Demand on Utrecht's housing market is high. We do not quote specific rents because we have no verified source for them; compare current listings and, if possible, sign the tenancy agreement before your moving date. Reasons for the demand include Utrecht University, one of the major universities in the Netherlands, UMC Utrecht as a large healthcare employer and the headquarters of Rabobank, the country's second-largest bank. Many insurance companies and the provincial administration are also based in the city.
People who move to Utrecht appreciate its compact size, the dense network of cycle paths – the world's largest bicycle parking garage is at the station – and its central location between Amsterdam, Rotterdam and The Hague. Schiphol Airport is about 30 minutes away by train. Canals, historic architecture and a lively cultural scene make the cathedral city attractive to families, students and international professionals.

Removal vans (verhuiswagen) in Utrecht: gemeente rules for loading, parking and road closures
On its page "Verkeersregels verhuiswagen" (traffic rules for removal vans), the Gemeente Utrecht describes fairly precisely what applies on moving day. Here are the key points:
- Loading and parking: You do not have to pay a parking fee in parking spaces while loading and unloading. Entrances, exits and the doors of other buildings must be kept clear.
- Visibility: The vehicle must be clearly recognisable, with clear signs or red-and-white barriers. Barrier tape is not permitted.
- Venstertijden: If an area has delivery time windows, you must move within those times. For other areas you can apply for an exemption (ontheffing).
- Road closure: A street may only be closed if there is no other way. You arrange this at least ten working days in advance with the Tijdelijke Verkeersmaatregelen (TVU, temporary traffic measures) department, by email or on 14 030.
- Pedestrians and cyclists: They must be able to pass the vehicle safely, with traffic marshals if necessary.
Important: the page does not mention verhuisborden, i.e. a no-parking restriction by sign. We clarify the situation in your street during the survey. According to the gemeente, restrictions on length, width, height or axle load apply in some streets, and we check these for your route. The gemeente's point of contact is the Stadskantoor, Stadsplateau 1, 3521 AZ Utrecht, telephone 14 030. You can read everything else about the route in the guide long-distance move to Utrecht and in our parking restriction zone service.
Car-free streets, the zero-emission zone and new lorry rules in Utrecht
In the centre of Utrecht there are further rules that may affect your moving day.
Car-free streets: Streets with black bollards are closed to cars. Behind red-and-white removable bollards you are only granted access exceptionally, if it is genuinely necessary for your activity and there is no other option. The key is available at the Stadskantoor, Stadsplateau 1, on working days from 9 am to 5 pm. Some streets additionally require an exemption (ontheffing), which you apply for online via the gemeente's Digitale Loket. Help is available at [email protected].
Zero-emission zone: A zero-emission zone applies to vans and lorries in the city area. According to the gemeente, violations currently cost 320 euros for lorries. Check whether your vehicle is allowed to enter.
New Binnenstad rules from 1 January 2027: According to the gemeente, vehicles over 7,500 kilograms and lorries over 10 metres long will no longer be allowed into the Binnenstad. For the pedestrian zone it states loading and unloading times of 6 am to 11 am. The page does not mention removal vans; if you have questions, the gemeente can help on 14 030 or at [email protected].
You report your move to the gemeente from four weeks before until no later than five days after. What matters for you as a newcomer is covered in the guide Living in Utrecht.
