Utrecht for newcomers: the fourth-largest city in the Netherlands between the Dom Tower and Leidsche Rijn

Newcomer's Guide to Utrecht
Utrecht: canal city at the heart of the country
The first few weeks
Utrecht is the capital of the province of the same name and the fourth-largest city in the Netherlands; the agglomeration has around 660,000 inhabitants. Because the city lies in the centre of the country, Utrecht Centraal station is an important hub for long-distance connections. In the old town with the Dom Tower and the Oudegracht, the main canal, lanes and stopping space are scarce – so we plan the approach, parking zones and loading times in advance, whether in the centre, in Lombok or in Leidsche Rijn. More about our home removal service.
For newcomers from Germany, the move is a change within the EU: household goods do not need customs papers, but registration in the BRP and the BSN are important. We come from Berlin-Moabit (Stromstraße 21) and plan approach routes and delivery windows realistically; we give you the fixed price after a survey, and your belongings are covered under the HGB. How we prepare your move
Canals, parking, date
If you move to Utrecht, you will end up either in narrow old-town streets along the canals or in new-build areas such as Leidsche Rijn, the largest VINEX housing development in the Netherlands. For both, we clarify access, the stopping place and floor in advance. We come from Berlin-Moabit (Stromstraße 21); planning, packing, transport and assembly come from a single provider, and we give you the fixed price after a survey. Your belongings are covered under the HGB, and additional insurance is available. You take care of registering with the gemeente (municipality) yourself; we schedule the delivery day to match.

What
newcomers should sort out early
A move to Utrecht raises practical questions: how does the removal van get into the old town with its canals? Which parking rules apply in the street? And how do you register with the Gemeente Utrecht on time? We advise you on this in advance so that everything runs smoothly on moving day. The choice of wijk – whether Binnenstad, Oost with the De Uithof campus or the new-build area of Leidsche Rijn – also plays a role for your commute and logistics.

Questions about living in Utrecht
Utrecht's ten wijken
Since the incorporation of Vleuten-De Meern and parts of Nieuwegein in 2001, Utrecht has consisted of ten wijken: Binnenstad, Oost, Leidsche Rijn, West, Overvecht, Noordoost, Noordwest, Zuid, Zuidwest and Vleuten-De Meern. The Binnenstad with the Dom Tower and Oudegracht is the most densely built up, and in the east lies the De Uithof university campus with buildings by well-known architects.
West of the Amsterdam-Rhine Canal, Leidsche Rijn was built as the largest VINEX new-build area in the Netherlands; the Hogeweidebrug bridge links it with the Lombok neighbourhood. The agglomeration also includes suburbs such as Nieuwegein, Zeist and Houten. Which wijk suits you depends on your commute, school and cycle route – check the routes at the times you will later be commuting.
Housing market, employers and everyday life in Utrecht
The housing market in Utrecht is in high demand; we deliberately do not give reliable current prices per square metre here. Register early with portals and waiting lists, stay flexible about the wijk and check which rental sector a flat falls into. Important employers are the UMC Utrecht university medical centre with more than 12,000 employees, Utrecht University – the largest in the Netherlands –, the Hogeschool, the Jaarbeurs exhibition centre, as well as Rabobank and insurers based in the city.
In everyday life, the bike is what counts: more than half of residents use it, and the station has the world's largest bicycle parking garage, with over 12,500 spaces. Utrecht Centraal connects trains, trams and buses. Culture is offered by venues including the TivoliVredenburg music centre, and FC Utrecht plays at the Galgenwaard stadium on the eastern edge of the city. The Jaarbeurs trade fair has existed since 1916 and lies directly behind the station on the Jaarbeursplein. If you want to get to know the city, it is best to start with a walk along the Oudegracht.

What determines the price for Utrecht
Several factors count for a realistic cost estimate: the volume of your household goods, the distance to be covered (from €4.15/km), the floor and whether there is a lift. Sometimes a parking restriction zone is also needed to keep the transport running smoothly. Furniture assembly and a shared load also affect the final price.

Registering in Utrecht: Stadskantoor, BSN and health insurance
According to the Rijksoverheid, anyone moving from Germany to Utrecht and staying longer than four months must register in the Basisregistratie Personen (BRP), the Personal Records Database, within five days of arrival. Registration is free of charge. You then receive your citizen service number (BSN), which you need for the authorities and tax matters.
The Gemeente Utrecht handles registration at the Stadskantoor at Stadsplateau 1. According to the city, all family members who are registering must come to the appointment in person, including babies, children and elderly relatives. You should bring:
- a valid passport or ID card for each person (a driving licence is not accepted)
- the tenancy or purchase agreement or the written permission of the main tenant or owner
- original certificates if a birth, marriage or divorce took place abroad
The city accepts certificates in German, English or French without a sworn translation. According to the gemeente, it can take up to four weeks until the entry in the BRP is visible. The Stadskantoor is open on Mondays, Wednesdays and Fridays from 8.00 to 17.00 and on Tuesdays and Thursdays from 8.00 to 20.00. Also note: according to the government, anyone who lives or works in the Netherlands must take out basic health insurance (zorgverzekering). The order of all the official steps can be found in our moving checklist for the Netherlands.
Living in Utrecht: ten wijken and the three rental sectors
The Gemeente Utrecht is divided into ten wijken: Binnenstad, Leidsche Rijn, Noordoost, Noordwest, Oost, Overvecht, Vleuten-De Meern, West, Zuid and Zuidwest. The map on utrecht.nl shows which wijk an address belongs to. Before signing a tenancy agreement, check which wijk the flat is in and compare the route to work, school and the station on your own journey. If possible, view flats at the times you would later be commuting.
When it comes to renting, the Dutch government distinguishes three sectors. In the social sector, the initial rent for contracts from 2026 is below €932.93 per month. In the free sector, it is above €1,228.07, and there is no maximum rent. In between is the middle sector, whose rent is capped by the points system. According to government.nl, housing associations own around 75 per cent of the just over three million rented homes.
According to the government, since 1 July 2023 landlords are only supposed to use written tenancy agreements. In disputes over rent or service charges, you can turn to the Huurcommissie (Rent Tribunal); for private individuals the fee is €25. How a move to Utrecht works is explained in our moving guide for Utrecht, and the route from Berlin in the long-distance moving guide.
