Key answers for your move in Berlin Grünau
We come from Moabit and drive to Grünau via the Adlergestell. For specific scheduling on Regattastraße or Wassersportallee we recommend enquiring early, especially in the busy moving season.
Grünau: villa suburb on the left bank of the Dahme, regatta course and city forest
The Grünau neighbourhood in the Treptow-Köpenick district is one of the greenest residential areas in Berlin, and one of the richest in water. Located between the Berlin-Grünau regatta course, the Langer See and the Dahme, Grünau is characterised by listed villas of the historic villa colony, quiet detached-house estates and residential complexes along Wassersportallee and Richterstraße. As a Berlin moving company from Moabit, we plan for the special features of this neighbourhood in advance: narrow access roads in the villa streets near the water, but also more generous access around Grünau S-Bahn station.
Grünau station is served by the S46, S8 and S85 lines, and tram 68 runs as a lakeside line through the city forest to Schmöckwitz. By lorry we quickly reach neighbourhoods such as Köpenick or Friedrichshagen from Grünau. The main roads are the Adlergestell (B 96a), which connects Grünau with the city centre, and Regattastraße towards Köpenick.
A move in Grünau differs noticeably from a move in densely built inner-city quarters: instead of five-storey period buildings with narrow stairwells, here you often find two-storey villas with gardens, but also post-war buildings and smaller apartment blocks near Regattastraße. This variety calls for flexible planning, which we take into account individually for every private move – from assessing the parking space to choosing the right transport vehicle. Our aim is to make your move in Grünau as smooth as possible, whether you are moving within the neighbourhood, from a flat on the bank of the Dahme or from one of the surrounding neighbourhoods to Grünau.
Our moving services in the Grünau neighbourhood
As a moving company for Grünau we offer the complete range of services for your home or business move. For private households we handle the complete private move from the villa street by the water to the new flat – including packing, transport and assembly. Companies and associations based in Grünau, for example in smaller offices on Regattastraße or Adlergestell, benefit from our business relocation service, in which we disrupt operations as little as possible and schedule moving dates flexibly outside core hours.
As many villas and terraced houses in Grünau have gardens, conservatories or extensions, it is often the case that not the entire contents of the home need to be transported, only individual pieces of furniture. For such cases our part-load transport is suitable, allowing you to have even smaller quantities transported cost-effectively, for example when a second home by the water is being given up.
Anyone who wants to clear out a cellar, attic or old boathouse on the bank before the move can make use of our professional house clearance. Especially in the older villas of Grünau's villa colony, items accumulated over many years often need to be disposed of or recycled properly. Services such as piano transport are also part of what we offer – not uncommon in Grünau's traditional villas with their often spacious living rooms. After transport we also handle furniture assembly on request, so that you can move straight into your new home in Grünau without having to pick up a screwdriver yourself.
Parking restriction zone and parking when moving in Grünau
Parking in Grünau has two faces: in the residential streets of the villa colony around Wassersportallee and Regattastraße there is often enough space in front of the plots, while near Grünau station and on fine summer weekends it gets considerably tighter due to day-trip traffic to the bank of the Dahme. Water sports enthusiasts, day-trippers and residents then compete for the few free spaces along the riverside promenade and Dahmestraße.
So that our removal van can stand right outside the door on the day of your move, we take care of applying for a parking restriction zone at the road traffic authority of the Treptow-Köpenick district office for you. This makes particular sense for:
- Moves in the narrow side streets of the villa colony with a limited turning circle
- Dates at weekends with heavy day-trip traffic to the lido and the regatta course
- Properties without their own driveway, where the van has to stand on public road space
- Moves requiring a furniture lift, where additional space is needed for a pallet truck or lift
We take care of the signage, approval and putting up the signs in good time, so that there are no nasty surprises from parked-up streets on moving day. Especially on sunny days, when many Berliners come to Grünau to swim or row, this advance planning pays off. Because according to service.berlin.de the authority needs about 4 weeks, we discuss alternatives for the parking space for short-notice dates, so that your move in Grünau runs without unnecessary waiting times or long carrying distances. Contact us early so that we have enough lead time to coordinate with the authorities.
Moving costs in Grünau: transparent fixed prices
The moving costs in Grünau depend on several factors: the size of the flat or house, the floor, accessibility via the stairwell or a furniture lift, and the distance to the new home. As Grünau has many detached houses and villas with gardens, the access situation also plays a role for us – for example whether the van can drive right up to the front door or whether a longer carrying route across the garden is necessary.
On our page on Moving costs Berlin you will find general guide values that serve as a first orientation. For your specific move in Grünau, however, we always prepare an individual quote with a transparent fixed price – with no hidden extra costs for travel, stairs or waiting times. For this, we survey the property on site if needed, for example a villa on Regattastraße or a flat in one of the newer apartment buildings near Wassersportallee, and on this basis calculate the effort for staff, vehicle and any additional services.
If you are planning a more compact move for reasons of age, our senior move is a service tailored specifically to the needs of older residents of Grünau – including help with dealing with the authorities and a particularly considerate approach. We also quote fixed prices for business relocations in Grünau, so that your company's accounts department can plan with clear figures from the outset. This way you always keep full control of costs for your move in Grünau, regardless of whether it is a small one-room flat or a multi-storey villa by the water.
Period buildings, villas and furniture lifts in Grünau
Like hardly any other neighbourhood in Treptow-Köpenick, Grünau is characterised by its historic villa colony. Along Wassersportallee, Regattastraße and in the quiet side streets leading to the bank stand numerous villas and country houses that wealthy citizens had built by the water in the imperial era. These buildings often have narrow spiral staircases, high ceilings and in some cases tight cellar entrances – a challenge for any furniture transport, which our team plans for.
For larger villas with several floors and no lift, we use a furniture lift where needed to transport bulky items such as wardrobes, sofas or a piano safely and without damaging the historic stairwells. Especially in listed buildings, where banisters and wall panelling are often worth protecting, this method is frequently the gentlest solution. Our piano transport service comes into play here when there is a grand or upright piano in the villa.
Alongside the period buildings and villas, Grünau also has more modern residential complexes from recent times, for example near the S-Bahn station, which have lifts and wider stairwells. Here the move is usually less complicated, although the parking situation at weekends with day-trip traffic still needs to be considered. Regardless of whether you are moving out of a listed villa or a newer flat: on request we also handle complete furniture assembly in your new home afterwards, so that shelves, beds and wardrobes are properly reassembled and you can feel at home straight away.
Popular moving routes from Grünau
Many of our customers move within Treptow-Köpenick, whether for work or because they want to stay close to the water but are looking for a larger or smaller flat. A frequently booked route leads from Grünau to neighbouring Köpenick, for example to the old town with its historic lanes, or on to Friedrichshagen on the Müggelsee, which with its Bölschestraße offers a character as close to nature as Grünau.
Moves towards Adlershof are also popular, especially with commuters who want to benefit from proximity to the science and technology location. Via the Adlergestell this route is easy to drive from Grünau. Those who prefer something more urban often move on towards Oberschöneweide with its former industrial sites, which are now used for housing and businesses, or even as far as Alt-Treptow and Plänterwald, which, thanks to their proximity to the Spree and Treptower Park, offer a share of greenery similar to Grünau.
For moves beyond Berlin's city limits, for example towards Königs Wusterhausen, Brandenburg or other federal states, our team is ready for long-distance moves. Via the Adlergestell (B 96a) and the nearby A 113, longer routes can also be planned reliably and punctually. Whatever route your move takes – we adapt the vehicle size, team size and schedule to the distance and local conditions.
Process and booking of your move in Grünau
A well-organised move in Grünau begins with recording your living situation as precisely as possible. Tell us the address, floor, whether there is a lift and special features such as a garden, a narrow driveway or a longer walk from the kerb to the front door, as is common in parts of the villa colony on Wassersportallee. On this basis we prepare an initial, no-obligation quote with a fixed price.
In the next step we arrange an on-site survey if needed, especially for larger villas, business relocations or when piano transport is involved. This allows us to assess the actual effort realistically and avoid surprises on moving day. At the same time we clarify whether a parking restriction zone should be applied for, so that our vehicle can stand right outside the door on moving day.
On moving day itself, our well-coordinated team takes care of professional packing, transport and, on request, furniture assembly in the new flat. For companies, we make sure that sensitive documents, IT equipment and office furniture are moved safely and without long downtimes – coordinated with your company's business relocation process. To book, a short phone call or an enquiry via our contact form is usually enough; we will get back to you promptly with an individual proposal. Especially in the busy moving period around summer and the change of semester, we recommend securing your date early, as free capacity for Grünau and the surrounding neighbourhoods can be booked up quickly.
Insider tip: living and moving in the Grünau neighbourhood
Anyone moving to Grünau should take time to discover the neighbourhood away from the stress of moving. The Berlin-Grünau regatta course is one of Berlin's most traditional water sports venues – the Olympic rowing and canoeing competitions were held here in 1936 – and it still hosts national and international rowing and canoeing competitions today. A walk along the regatta grandstand in the early morning, when the rowing boats glide over the smooth water, is a real insider tip for new residents.
On the banks of the Dahme and the Langer See, numerous boathouses, water sports clubs and small jetties invite you to linger. If you would like to get out on the water yourself, you will find several clubs in Grünau offering rowing, canoeing or sailing courses – an aspect of the neighbourhood that surprises many newcomers who were previously used to more urban areas such as Alt-Treptow. The lido near the water and the green riverside paths also offer welcome refreshment in summer after a strenuous moving day.
For everyday life it is worth looking at the small shops along Regattastraße and near the station, which cover many everyday needs, while larger shopping centres in Köpenick or Adlershof can be reached quickly by S-Bahn. Families in particular appreciate the quiet, almost village-like atmosphere in the residential streets of the villa colony, combined with fast connections towards the city centre via the S46, S8 and S85. Whether you plan to stay in Grünau permanently or only move here for a transitional period: the neighbourhood offers a rare combination of proximity to water, greenery and good accessibility that makes moving here attractive for many Berliners.
Applying for a parking restriction for your move in Grünau: responsibility, fee, lead time
Anyone in Grünau who wants to stop the removal van right outside the front door needs a temporary parking restriction. The responsible body is the road traffic authority in the Roads and Green Spaces Office of the Treptow-Köpenick district office (Neue Krugallee 4, 12435 Berlin). According to the Treptow-Köpenick district office, parking restrictions for loading and unloading activities such as moves are only issued to qualified traffic safety companies; these submit the application to the road traffic authority and put up and remove the signs. The service portal service.berlin.de states “21.00 euros minimum fee: depending on extent and duration” and an average processing time of “about 4 weeks” (information as of October 2026).
The portal describes the procedure as an informal application to the district authority. The authority issues the order; it does not put up the signs. For your planning this means:
- Two addresses, two orders: the van must be able to stop at both the old and the new home, so consider both addresses.
- At least four weeks' lead time: only choose the moving date once the period of the order is fixed.
- Do not put up the signs yourself: this is done by a qualified company, which also submits the application.
On request we organise the parking restriction zone together with your move. Details of the process can be found under Moving in Treptow-Köpenick.
Grünau on the Langer See: villa suburb, regatta course and what this means for your move
The district office describes Grünau as a villa suburb in south-east Berlin. The village was founded in March 1749 as “Grüne Aue” (green meadow) near the Steinbinde forester's lodge on the Dahme; since the railway stop of 1866 and the landing stage for steamships, it has been a popular excursion destination. After 1875, villas, country houses, inns and tenement buildings were built (source: berlin.de/ba-treptow-koepenick, history of the Grünau neighbourhood).
The regatta course is a defining feature: according to the district office, rowing regattas have taken place since June 1868, the Olympic rowing and canoeing competitions were held here in 1936, and the grandstand with its events is a magnet for visitors. The Grünau Water Sports Museum is at Regattastraße 223. Before choosing a date, check whether an event is taking place on your moving day, as large numbers of visitors can make stopping nearby difficult.
- Villas and period buildings: we should plan for stairwells, partition walls and large furniture in advance during the survey; a furniture lift is used if needed. Ideally, send us photos of the stairwell and access, so that we can calculate carrying routes and staff more precisely.
- Registration: after moving in you have 14 days to register at the citizens' office (Bürgeramt); registration is free of charge and requires the landlord confirmation (Wohnungsgeberbestätigung) (source: service.berlin.de).
- Neighbours: we also handle moves to the neighbouring areas of Bohnsdorf and Schmöckwitz.
