Key answers for your move in Berlin Lichtenrade
Our team plans the approach taking into account the traffic situation on Lichtenrader Damm and Buckower Chaussee, so that the removal van arrives on time and without unnecessary waiting.
Lichtenrade at a glance: village green, Bahnhofstraße and the city boundary
As Berlin's southernmost neighbourhood, located directly on the border with Brandenburg and the municipality of Blankenfelde-Mahlow, Lichtenrade has a character all of its own: the village-like historic centre around Alt-Lichtenrade with its old village church meets the lively Bahnhofstraße shopping street, quiet estates of detached houses and the large estate on Barnetstraße. Anyone moving here needs planning for the mix of family homes and denser development along Lichtenrader Damm. We, Praktik Transport und Umzüge under the Beste Umzug brand, come from Moabit and look at every Lichtenrade address before the move.
Whether a complete private move from a semi-detached house near Groß-Ziethener Straße, a company relocation of a business along Barnetstraße or a smaller part-load transport for a single wardrobe – we plan every move in Lichtenrade individually and with a view to local conditions. The proximity to the city boundary also means that many of our customers here move not within the neighbourhood but to or from Brandenburg, which is why we also organise moves across the state border and long-distance moves from Lichtenrade. At the same time, many Lichtenrade residents move within the district, for example to Marienfelde or Mariendorf, where the nearest underground connection is the U6.
Our team checks the narrow courtyards in Alt-Lichtenrade as well as the access situation in the new-build areas on the edge of the neighbourhood and adjusts vehicle size, crew size and schedule accordingly. This way, your move in Lichtenrade is not improvised but becomes a well-thought-out project with a clear structure from the first survey to the last box.
Moving in Lichtenrade: process and features of the neighbourhood
A move in Lichtenrade differs noticeably from a move in more densely built-up inner-city areas. The neighbourhood is characterised by a high proportion of detached and terraced houses, for example in the residential estates near Kirchhainer Damm, but also by multi-storey blocks of flats along Lichtenrader Damm and Bahnhofstraße. This variety of housing means that every move has to be planned individually: with a terraced house with its own driveway there is often no need to look for parking, while the blocks of flats near Lichtenrade S-Bahn station call for tighter space and more coordination.
Every move starts with a detailed survey, either on site or virtually, in which we record the number of floors, the lift situation, access routes and the weight of the furniture. Older blocks of flats near the historic centre around Alt-Lichtenrade in particular often lack a lift, so stairwells with tight turns come into play. In such cases we rely on careful carriers and, where necessary, a furniture lift to save time and protect walls and banisters.
The traffic situation in Lichtenrade is also factored into planning: Buckower Chaussee and Lichtenrader Damm are busy at peak times, while the smaller residential streets in the estates are usually quieter and easier to access. We coordinate arrival times so that the removal van can stand as close to the entrance as possible without blocking traffic unnecessarily. For seniors moving from a flat they have lived in for many years to a low-barrier property, we also offer a considerate senior move that adapts pace and process to individual needs.
Our services for your move in the Lichtenrade neighbourhood
As a moving company in Lichtenrade, we offer a range of services from a small part-load transport to a complete company relocation. For private households we handle the classic private move including packing, transport and assembly, whether it is a two-room flat near Steinstraße or a larger detached house in the quiet residential streets. Businesses along Bahnhofstraße or in the commercial courtyards on Lichtenrader Damm benefit from our structured company relocation, in which we move IT infrastructure, files and office furniture with as little downtime as possible.
If you only want to transport single pieces of furniture, such as a wardrobe from your parents' house in Alt-Lichtenrade to your new flat, you can use our part-load transport and save costs compared with a full removal. Before or after the actual move, for example when a house needs to be emptied before it is sold, we also carry out the professional clearance of cellars, lofts or garages – a topic that is often relevant in Lichtenrade's older houses with cellars that have filled up over time.
Our customers entrust particularly delicate items such as a grand piano or piano to our piano transport, where careful handling in the narrow stairwells of the old buildings in the village centre is especially important. After transport, as part of our move with assembly, our team makes sure that wardrobes, beds and shelves are properly reassembled in the new flat, so you can move straight in without having to hunt for screws yourself. This combination of core move and additional services makes us a flexible point of contact for almost any moving situation in Lichtenrade.
Parking restriction zone and parking when moving in Lichtenrade
Parking in Lichtenrade is considerably more relaxed than in densely built-up inner-city areas such as Schöneberg, but it is still not straightforward everywhere. In the estates of detached houses in the south and east of the neighbourhood, there are often private driveways or enough kerbside parking, so the removal van can usually be positioned directly in front of the door without any complications. Things look different along the busy Bahnhofstraße and in the blocks of flats near Lichtenrade S-Bahn station: here, parking pressure from shops, residents and commuters is noticeably higher at certain times of day.
For exactly such situations, we offer to set up a parking restriction zone directly in front of the building. We take care of the official application with the responsible authorities and the timely signage, so that a reserved area is available for our van on moving day. This saves valuable time when carrying boxes and furniture, shortens distances with heavy crates and minimises the risk of scratches on vehicles or trouble with neighbours.
Especially for moves into or out of the old buildings of Alt-Lichtenrade, where the streets are partly narrower and the pavements are further narrowed by parked vehicles, we expressly recommend the parking restriction zone. For company moves with larger loading volumes along Lichtenrader Damm, a loading zone reserved in advance also pays off, as delivery traffic and customer parking regularly compete for the limited space here. Contact us early so that we can apply for the parking restriction zone in good time before your moving date – ideally four to six weeks in advance, as processing takes about 4 weeks on average according to service.berlin.de.
Moving costs in Lichtenrade: transparent fixed prices instead of nasty surprises
The question of moving costs concerns almost everyone planning a move in Lichtenrade. The price range depends heavily on factors such as the size of the flat, the floor, the distance between the old and new address and the scope of the additional services booked. A move from a small flat near Steinstraße to another address within Lichtenrade naturally differs in price from a larger move, for example to neighbouring Brandenburg or another major German city. On our page on moving costs in Berlin you will find a detailed overview of price factors so that you can get a realistic idea in advance.
For moves in Lichtenrade we rely on transparent fixed-price quotes instead of vague hourly rates with renegotiation on site. After a survey – by phone, video or in person – you receive a binding quote that already takes into account staff, vehicle, travel time and the additional services booked, such as a parking restriction zone, assembly or clearance. This way you know exactly before moving day what costs to expect, regardless of whether the removal van takes a little longer because of the parking situation on Bahnhofstraße or the stairwell in the old building takes more time.
In our calculation we also take into account typical Lichtenrade conditions: missing lifts in older blocks of flats, the distance between the parking space and the entrance in the residential estates and possible additional trips for moves with part-load. If you would also like to store furniture or have it collected later, it is best to mention this directly when the quote is being prepared, so that the fixed price covers all services from the outset and no hidden items appear on the invoice at the end.
Old buildings, new builds and furniture lifts: moving in Lichtenrade's different residential areas
Lichtenrade combines very different types of building in a small area, which has a direct impact on move planning. In the historic centre around Alt-Lichtenrade, with the old village church as its landmark, there are partly listed farmhouses from the 19th century and older buildings with narrow stairwells, narrow hallways and often no lift. Here, manual skill is needed when carrying bulky furniture, especially when door frames and turns in the stairwell leave little room for manoeuvre. In such cases we check in advance whether a furniture lift should be used to transport the sofa, wardrobe or piano safely and without damaging walls via the façade instead of the stairwell.
The situation is quite different in the new-build areas and modern estates on the edge of Lichtenrade, for example in newer residential complexes near Buckower Chaussee. Here there are usually lifts, wider stairwells and often underground car park entrances, which makes furniture transport much easier. Even so, details matter here too: lift size, maximum load and any protective coverings needed for walls and floors during the move must be agreed in advance.
The many detached and terraced houses in Lichtenrade's residential areas bring their own challenges: several floors within the house itself, cellars with household goods collected over a long time and sometimes narrow garden access for the removal van. Our team assesses each of these situations individually and chooses between classic stair transport, a furniture lift or a combination of both, so that your move in Lichtenrade runs smoothly regardless of the year your house was built and stays within the agreed fixed price.
Popular moving routes from Lichtenrade within Berlin and beyond
From Lichtenrade, many moves initially go within the district of Tempelhof-Schöneberg or to neighbouring areas. We particularly often handle moves to Mariendorf, which offers good connections to the city centre via the U6 from Alt-Mariendorf, and to Marienfelde, which can also be reached via the S2 and, like Lichtenrade, is characterised by areas of detached houses. Moves to Tempelhof, close to the former airport site, and to the more urban areas of Schöneberg and Friedenau are also typical routes, as many Lichtenrade families move closer to central areas over time or, conversely, look for Lichtenrade's quieter atmosphere.
The S2 from Lichtenrade S-Bahn station connects the neighbourhood directly with Berlin's city centre via Südkreuz, Yorckstraße and on towards the north, which also makes Lichtenrade attractive for commuters and explains the frequent moves in both directions along this line. At the same time, Lichtenrade lies right on the city boundary with Blankenfelde-Mahlow in Brandenburg, which is why we also organise moves beyond the city boundary, for example into the area surrounding Berlin or to more distant German cities.
For these longer distances we offer professional long-distance moves with precise route planning, reliable communication of time slots and our own drivers. Whether the move covers a few kilometres within Lichtenrade, goes to a neighbouring area or right across Germany: we plan the route so that loading and unloading times are optimally coordinated and unnecessary waiting is avoided.
Booking a move in Lichtenrade: process and an insider tip for your new neighbourhood
Booking your move in Lichtenrade follows clearly structured steps. First, you get in touch with us by phone, email or our contact form and briefly describe the key details: old and new address, approximate size of the flat, preferred date and any special requirements such as piano transport or clearance. In the next step we arrange a survey, in person in Lichtenrade or digitally via video, to realistically assess floors, access routes and particular features such as missing lifts or narrow access roads. On this basis we draw up a binding fixed-price quote that includes all the services you want, from the private move and furniture assembly to the parking restriction zone.
Once you accept, we firmly reserve the date in our calendar and take care of the necessary formalities in good time, such as registering the parking restriction zone with the responsible authorities. On moving day itself, our team works in a structured way according to a fixed schedule: protecting floors and door frames, professionally dismantling furniture, transporting it safely and, if desired, reassembling it directly in the new flat. This way you keep an overview throughout the entire process and do not have to worry about organisational details.
A little insider tip for everyone moving to Lichtenrade: the Lichtenrader Volkspark, laid out from 1979, offers green spaces and playgrounds for a quiet break right after a tiring moving day, while the historic village centre around Alt-Lichtenrade with its small cafés and old village church makes for a lovely first walk through your new neighbourhood. If you move in during winter, make a note of the light market (Lichtermarkt) on the first Sunday of Advent around the Giebelpfuhl, which is a good introduction to community life in the neighbourhood. Contact us early so that we can reserve your preferred date for the move in Lichtenrade.
Lichtenrade: applying for a parking restriction at the Tempelhof-Schöneberg district office
The lower road traffic authority within the Roads and Green Spaces Office (Straßen- und Grünflächenamt) of Tempelhof-Schöneberg is responsible for Lichtenrade (Großbeerenstraße 2-10, Building 3, 12107 Berlin, phone 030 90277-1520). According to the district office, its task is to ensure the safety and order of public road traffic through traffic-regulating measures and case-by-case reviews. It is responsible for orders under § 45 StVO on the subordinate road network, i.e. on side streets. For traffic measures on main roads, the Senate Department for Mobility, Transport, Climate Protection and the Environment, Traffic Management Division, is generally responsible. The district office works closely with the road construction authority and the traffic service of the police directorate. On the same page, the authority also provides information on the parking zones in the district as well as on permits and exemptions.
- Application: according to service.berlin.de, an informal application is sufficient.
- Fee: the minimum fee is €21.00, depending on scope and duration.
- Duration: processing takes about 4 weeks on average.
- Signs: the authority issues the order, not the traffic signs; these are usually put up by a roadworks safety company.
If you move from Lichtenrade to another part of Berlin, apply for a parking restriction for the new address at the authority of the district there, because according to service.berlin.de the responsible district is the one in which the parking restriction is set up. Read more about our service under parking restriction zone.
Lichtenrade: village green, detached houses and large estates in the south of Berlin
According to the Tempelhof-Schöneberg district office, Lichtenrade was first mentioned in records in 1375 as “Lichtenrode”. After its incorporation into Greater Berlin in 1920, the farmland was gradually built on. In the 20th century, the centre shifted from the village green to Bahnhofstraße, which today is described as a shopping street with many smaller shops. The residential areas are very varied: the district office mentions large areas of detached houses as well as the more modern development of the large estates Lichtenrade-Ost and Lichtenrade-Mitte, where high-rise complexes shape the townscape.
In the very south, according to the district office, the neighbourhood borders the districts of Teltow-Fläming and Dahme-Spreewald. This results in different requirements:
- Old village centre: according to the district office, farmhouses from the second half of the 19th century stand around the village green, the village church and the “Giebelpfuhl” village pond; the village smithy from 1866 is a listed monument. The village church was built in the 14th century and restored in 1948/49 after the Second World War. Next to the station stands the Old Malthouse (Alte Mälzerei), built from 1897 to 1899. Twice a year festivals take place around the Giebelpfuhl, the wine festival in autumn and the light market on the first Sunday of Advent; on these days it can be busier around the village green.
- High-rises: clarify use of the lift with the property management in good time.
- Registration: according to service.berlin.de, within 14 days of moving in.
For moves to the neighbouring area of Mariendorf or within the district of Tempelhof-Schöneberg, the same authority is responsible.
