Key answers for your move in Berlin Lübars
As Lübars has no U-Bahn or S-Bahn station of its own, we plan the drive via the access roads from Wittenau or Alt-Tegel and allow for possible delays caused by farm traffic on the field tracks around Alt-Lübars.
Moving in Lübars: farmhouse, farm and flat in Berlin's oldest village
Lübars is the oldest village in Berlin where farming still goes on – a village built around a green, with a baroque village church, wide fields along the Tegeler Fließ and a border with the Mühlenbecker Land in Brandenburg. People who live here value the peace away from the big city, the riding stables along the fields and the low-key buildings. It is precisely these features that make a move in Lübars a discipline of its own: instead of eight-storey tower blocks, here we find farmhouses, detached family homes and smaller new builds, often with narrow access roads and limited turning space for larger lorries.
As a moving company for Lübars based in Moabit, we check the narrow lanes around Alt-Lübars, the historic village centre, in advance, as well as the link road Zabel-Krüger-Damm, which connects Lübars with Wittenau and the Märkisches Viertel. As Lübars has no U-Bahn or S-Bahn station of its own, residents rely on bus route 222, which runs to Waidmannslust and Tegel S-Bahn stations and to the U6 at Alt-Tegel – one more reason to plan the moving day so that travel times and traffic peaks are realistically factored in.
Whether it is a private move into a terraced house, a seniors' move into a step-free flat or clearing a farm plot – our Beste Umzug team organises every move in Lübars in a structured way, with a prior survey and clear agreement on parking options. On the village streets in particular, where loading zones are rarely marked, a survey in advance pays off. We work out where a removal van can be sensibly positioned without blocking the village green or the narrow side streets, and agree the route with you in advance so that the moving day runs smoothly.
Moving service in Lübars: our services for village and farm
For the residents of Lübars we offer the full range of a modern moving company – tailored to the village structure of the neighbourhood. Many households here have barns, outbuildings or stables that create extra space requirements during a move. Our services at a glance:
- Private move: from a one-room flat to a farm plot – we pack, transport and reassemble.
- Business move: smaller businesses and riding stables with an attached office also benefit from our discreet, efficient handling outside business hours.
- Part load: for smaller moving volumes from Lübars, for example partial moves or second homes, a combined load saves you real money.
- Clearance: old stables, farmhouse attics or cellar compartments are cleared properly and considerately.
- Piano transport: the spacious old buildings and family homes of Lübars often contain upright or grand pianos that require special equipment and trained staff.
- Furniture assembly: we dismantle and assemble wall units, beds and kitchens properly at the new location.
Precisely because many plots in Lübars are larger than in densely built inner-city areas, we calculate staff and vehicle size individually. A farm with several buildings needs different logistics from a new-build flat on the edge of the village. Our team brings the equipment needed for long carrying distances, for example when the removal van cannot stop directly outside the front door because of narrow access. We also carry out seniors' moves in Lübars with particular care, with enough time for breaks and personal support throughout the moving day.
Parking restriction zones and parking for your move in Lübars
Parking in Lübars is a topic many people underestimate. At first glance the neighbourhood seems tranquil with little traffic, but the narrow historic streets around the village green and Alt-Lübars in particular often offer only limited space for a moving van. In addition, many plots are surrounded by hedges, fences or directly adjoining paddocks, so stopping spontaneously in the second row is rarely possible without obstructing traffic or riding activities.
So that your moving day does not start with a search for parking, we apply for a parking restriction zone directly outside your property on request. We take care of the application to the road traffic authority of the Reinickendorf district office, put up the signs in good time and make sure that a reserved area for loading and unloading is available on the moving day. This is particularly important on stretches of road where residents normally park on the open street, for example in the small-scale residential areas near the fields.
For moves into new-build areas on the edge of Lübars, where parking spaces are often privately allocated, we also check the access situation in advance. For farms in agricultural use we additionally clarify whether tractors or other vehicles could temporarily block access. Our aim is always to bring the removal van as close to the front door as possible to avoid long carrying distances across yard entrances or garden paths. This forward-looking planning not only saves time but also protects your furniture and the historic fabric of many buildings in the village centre.
Moving costs in Lübars: transparent fixed prices instead of surprises
How much a move in Lübars costs depends on several factors: the size of your home, the distance to your new home, how accessible the property is and any extra services such as clearance or piano transport. As Lübars includes both compact new-build flats and sprawling farm plots with several buildings, it is hard to set a flat price per square metre. For this reason we always recommend a free survey in advance, either on site or by video consultation, for a realistic assessment.
You will find detailed information on price ranges, influencing factors and ways to save on our page about moving costs in Berlin. There we explain, among other things, how the floor, the lift situation, the amount of furniture and booked extra services affect the final price. For Lübars: if you book early and give us realistic information about access and the property, you benefit from a binding fixed price with no hidden surcharges for waiting times or long carrying distances.
For moves from or to the surrounding farmsteads in particular, we allow extra time for loading bulky items, tools or agricultural equipment so that there are no unpleasant surprises on the moving day. Combinations of a private move and clearance, for example when dissolving a farmhouse together with its outbuildings, can also be bundled into one transparent overall quote. This way you keep full control over costs from the first enquiry to the last box – a standard we consistently pursue with every move in Reinickendorf.
Old buildings, farmsteads and furniture lifts in Lübars
The building stock in Lübars differs markedly from densely built inner-city neighbourhoods in Berlin. Instead of late-19th-century period buildings with retrofitted lifts, the area around the village green and the village church is shaped by historic farmhouses, gable-fronted farmsteads and low residential buildings. Many of these buildings have narrow, sometimes winding internal staircases, low door frames and solid timber-beam ceilings – details that require particular care during furniture transport.
Where moving things through the stairwell reaches its limits, for example with bulky wardrobes or pianos on upper floors, we use a furniture lift where needed. It allows transport through windows or over balconies without straining narrow landings or listed banisters. Especially with the characterful farm buildings in Lübars, whose village centre on the green is listed as an ensemble in the Berlin monuments database, this gentle method is often the only practical solution.
In addition, we offer furniture assembly directly on site: wall units that only fit through narrow old doors in separate parts are dismantled, transported and reassembled properly at the new location by our team. We also move delicate instruments such as upright or grand pianos, which stand in the generous living rooms of many houses in Lübars, with special equipment and trained staff through our piano transport service. As some new builds on the edge of Lübars, on the other hand, have modern lifts, we check property by property in advance whether moving items inside or outside by furniture lift is the more efficient and safer solution.
Popular moving routes from Lübars
Many moves from Lübars lead within the district of Reinickendorf or to neighbouring areas. A common route goes to Wittenau, which can be reached directly via Zabel-Krüger-Damm and offers good connections to central Berlin via the U8. Moves to Hermsdorf and Frohnau are just as much in demand – two neighbourhoods with a similarly green character, but denser development and a connection to the S1. Those who prefer something more urban often move on towards Tegel with its lake and lively centre, or to the more tranquil Konradshöhe by the water.
Moves to the nearby Märkisches Viertel are not unusual either, for example when families want to move from village-like Lübars to one of the modern housing estates with better infrastructure and local shops. For all these routes within the city we calculate realistic driving times, including possible delays caused by farm traffic on the access roads to Lübars.
Quite often, however, people moving from Lübars leave Berlin altogether, for example towards Brandenburg, where the Mühlenbecker Land borders directly, or to other federal states. For these routes we offer reliable long-distance moves with precise scheduling, two drivers per vehicle on long distances and the same careful packing as on local moves. Whether your new home is ten or several hundred kilometres away – we coordinate collection and delivery times so that your move from Lübars flows seamlessly into your new everyday life, without long waiting times or unclear interim storage.
Planning your move in Lübars: how booking works
A smooth move starts long before the actual moving day. For customers in Lübars we recommend getting in touch with us early – ideally four to six weeks in advance – especially if a parking restriction zone has to be applied for or a furniture lift has to be organised for a historic farm building. The first step is always a non-binding survey, in which we get an idea of access, floor, stairs and the amount of furniture.
You then receive a transparent quote with a fixed price that covers all the services you want – from transport alone and furniture assembly to the complete clearance of an outbuilding. After your confirmation we plan the team, the packing material needed and the right vehicle size for the access situation in Lübars, be it the narrow village street Alt-Lübars or a more generous access road in the new-build areas on the edge of the village.
On the moving day itself, our team takes care of dismantling and assembling furniture properly, transporting delicate items such as pianos safely and setting everything up completely at the new home. On request, we also coordinate the handover of the old flat or the farm plot with the landlord or buyer. For seniors' moves we take extra time for personal arrangements, for example furnishing the new room in a familiar layout. At the end there is a handover report, so that it remains clear for you and for us at all times that the move was completed in full and to your satisfaction.
After the move: Lübars between the village green and the leisure park
If you still have energy left after a tiring moving day, take time for a walk through Lübars – the neighbourhood is one of the quietest and greenest corners of Berlin. A lovely destination is the Freizeitpark Lübars, laid out on a former rubbish tip, with viewpoints across the fields as far as Brandenburg, a youth farm and bridle paths. From up here, the contrast between village idyll and the distant Berlin skyline is particularly striking.
Right in the historic village centre is the Lübars village green with its centuries-old village church – a place where Berlin's rural past still feels tangible today. All around, riding and walking paths along the Tegeler Fließ valley invite you out, ideal for anyone who wants to take a breather after the move before unpacking the boxes. Families also appreciate the proximity to wide meadows and fields, which are ideal for first walks with the new family dog.
Practical for moving-in day: for shopping and quick refreshments on the moving day, the shops in the neighbouring areas are usually the better choice, as Lübars itself has deliberately remained rural. Anyone settling in Lübars for the long term will also find additional shopping options in neighbouring areas such as Frohnau or Hermsdorf, which are deliberately kept modest in village-like Lübars itself. This mix of peace and good accessibility makes Lübars a conscious choice of home for many – and our team makes sure that exactly this feeling arises on your very first day in your new home.
Applying for a parking restriction in Lübars: Reinickendorf road traffic authority
To have the removal van outside your front door in Lübars, you need a parking restriction for moves. You apply to the road traffic authority of the district in which the parking restriction is to be set up. For Lübars, according to service.berlin.de, that is the road traffic authority at the Reinickendorf district office, Eichborndamm 242, 13437 Berlin. You can reach it on (030) 90294-2939 or by email at [email protected].
According to service.berlin.de, an informal application is enough; the page lists no other requirements. The fee is at least €21.00, depending on scope and duration. The Berlin administration states an average processing time of about four weeks. So submit the application as soon as your moving date is fixed.
Please also note: according to service.berlin.de, the district road traffic authority issues an order, but not the traffic signs. If you have no signs, you can hire a site safety company, which is generally allowed to put up such signs. The page only lists opening hours for the office on Tuesdays from 9 am to 12 noon, so email is usually the more convenient route.
You will find general information on the topic on our parking restriction zone page. How we plan moves across the whole district is described on the page Moving company Reinickendorf.
Moving in the Lübars village centre: ensemble, registration and bulky waste
According to the Reinickendorf district office, Lübars is considered the oldest village in Berlin where farming still goes on today. According to the district office, an old church, a former village school and a fire-engine house stand on the green in Alt-Lübars. In the Berlin monuments database, the Lübars village centre with its green is listed as an ensemble, with addresses there ranging from Alt-Lübars 4 to 28. Whether requirements apply to your house can be found in the monuments database or by asking the district office.
According to service.berlin.de, you must register within 14 days of moving in. Registration is free of charge. You need a valid identity document and the landlord confirmation (Wohnungsgeberbestätigung); a tenancy agreement does not replace it. You can book an appointment at the citizens' office (Bürgeramt) via service.berlin.de; alternatively, under certain conditions, online registration with BundID and the online ID function is possible.
Decluttering before the move is worthwhile. The BSR collects bulky waste by appointment. According to bsr.de, the economy fee is a flat €50 for up to 5 m³ with collection from the 16th working day, and the standard fee €100 for up to 5 m³ with collection in 6 to 15 working days. According to the BSR, the bulky waste lorry needs a stopping space of at least 12 metres no more than 100 metres from the loading point. This needs to be checked in advance for a yard entrance in the village.
If you are moving from Lübars to the neighbouring area, you will find information on the page Moving Wittenau.
