Key answers for your move in Berlin Heiligensee
Heiligensee has two S-Bahn stations on the S25 line, Heiligensee and Schulzendorf, plus bus routes 124, 133 and 324. Our removal van drives from Moabit directly to your address; what matters is the street width and the property driveway, not the proximity to the railway.
Moving in Heiligensee: houses by the water and around the village core
Heiligensee is one of the greenest and quietest neighbourhoods in the district of Reinickendorf and lies between the Havel, the lake of the same name and Tegel Forest. People who live here appreciate the village atmosphere around Heiligensee village church, the waterside plots on the shore and the many detached houses along Ruppiner Chaussee, Sandhauser Straße and the street Alt-Heiligensee. For our teams from Moabit, this type of development means above all: instead of cramped back courtyards as in the city centre, we can expect long property driveways, garden paths, fences and sometimes waterside locations, each making its own demands on furniture transport.
A typical private move in Heiligensee is therefore noticeably different from a move in densely built-up inner-city areas. We often have to plan transport routes across lawns, gravel paths or narrow driveways without damaging flower beds, hedges or entrances. Business moves also play a role in Heiligensee, for example for smaller offices and practices along the main roads. As the neighbourhood lies on the city boundary with Brandenburg, many moves towards Hennigsdorf or into the surrounding area are not uncommon – here we use our long-distance moves where needed.
The proximity to Konradshöhe and Tegel means that we carry out many moves within the district of Reinickendorf, often with stopovers or partial moves for children moving into their own flat nearby. We check quiet residential streets, 30 km/h zones and routes by the water that are busier in certain seasons in advance and plan every move individually, so that it runs smoothly and without surprises.
Our moving services for Heiligensee
As a removal company for Heiligensee, we offer the full range of services that a move in this green neighbourhood requires. The classic is the private move, which we carry out for detached houses, semi-detached houses and the growing number of new-build flats in Heiligensee. Especially for houses with a garden, garage and cellar, good advance planning is crucial so that nothing is forgotten and moving day stays tightly organised.
For self-employed people and smaller companies along Ruppiner Chaussee, we offer the business move – including dismantling and reassembling office furniture and IT equipment. If only a single sofa, a piano or a few moving boxes need to be taken to relatives in Frohnau or Hermsdorf, our part-load transport is a worthwhile, affordable alternative to a whole removal van.
Many houses in Heiligensee are lived in by the same families for a long time. When a generation changes, our clearance service takes care of properly clearing cellars, lofts and garden houses, often combined with a subsequent move. Our piano transport is particularly valuable, as the houses on the Havel and Heiligensee often contain grand and upright pianos that need careful transport with liability under the German Commercial Code (HGB).
After transport, our furniture assembly makes sure that wardrobes, beds and kitchens are properly reassembled – an important service, especially for high-quality built-in furniture in the detached houses. For older residents, who have often lived in Heiligensee for a very long time and are now moving into a smaller flat or assisted living, we offer the sensitive senior move with all-round support.
No-parking zone and parking for your move in Heiligensee
Compared with densely built-up inner-city neighbourhoods, parking in Heiligensee is one of the more predictable issues, but it should still not be underestimated. Many streets such as Alt-Heiligensee, Fährstraße or side streets near the water are narrow, some only passable in one lane, or under extra pressure from parked vehicles at weekends and in good weather. Especially in the summer months, when day-trippers come to the Havel and Heiligensee, the parking situation outside your own property can be tighter than expected.
So that our removal van can stop right outside the front door and loading times stay short, we set up a no-parking zone (Halteverbotszone) if needed. This is particularly useful for:
- Houses with a long driveway but a narrow street in front
- Moves at weekends with increased day-trip traffic to the water
- Furniture transport with bulky items such as pianos or wardrobes that need a lot of manoeuvring space
- Street sections with trees, front gardens or little pavement
We take care of the official application with the road traffic authority of the Reinickendorf district office, put up the signs in good time and make sure that there is enough stopping and loading space on moving day. This minimises carrying distances, spares our removal workers' backs and at the same time protects your driveway, lawn and adjoining flower beds from damage caused by improvised manoeuvring.
This advance planning also makes sense in neighbouring areas such as Frohnau or Hermsdorf, where similar residential street layouts with limited parking prevail. If you talk to us early, you can look forward to a stress-free moving day without a last-minute search for parking.
Moving costs in Heiligensee: transparent fixed prices
The moving costs in Heiligensee depend on several factors: the size of the house or flat, the distance to the new home, the effort involved in assembly and dismantling work and any special requirements such as piano transport or clearance. As many properties in Heiligensee are detached houses with a garden, garage and cellar, we usually calculate the effort somewhat differently than for a conventional flat in a Berlin period building.
So that you have full control over costs from the start, we always work with a fixed price, which we confirm bindingly after a free on-site survey or by video call. This rules out surprises on the invoice afterwards. On our overview page on moving costs Berlin you will also find general guide values that give you an initial orientation before we prepare the individual quote for your house or flat in Heiligensee.
The following points have a particular influence on the price of a move in Heiligensee:
- The distance from the property to the removal van, for example with long driveways on the shore
- Extra effort for garden furniture, garden houses or boating equipment on waterside plots
- The number of rooms, cellar rooms and lofts in typical detached houses
- The need for a no-parking zone in narrow residential streets
- Extra services such as furniture assembly, piano transport or clearance
We recommend planning the move early, especially if a long-distance move to the area around Berlin or to Brandenburg is due. This way costs can be reduced through optimal route and staff planning, without cutting back on quality or care.
Period building, detached house and furniture lift: moving in Heiligensee's residential areas
Unlike many more central Berlin neighbourhoods, Heiligensee is not dominated by period buildings with high floors and narrow stairwells, but mainly by detached houses, villas and semi-detached houses from various periods, many of them built between the mid-20th century and the present day. On the Havel and in quiet side streets away from Ruppiner Chaussee there are also some larger plots with mature trees, which require special route planning for our removal workers.
A conventional furniture lift, as frequently used in Berlin's period-building quarters, is the exception in Heiligensee, as most buildings have one or two storeys and normal stairwells or ground-level access. Instead, the challenge often lies in narrow cellar stairs, low sloping ceilings in the attic or narrow garden gates, through which bulky furniture will only fit with care and the right tools. For the occasional blocks of flats and newer residential complexes, for example near Heiligensee S-Bahn station, we check in advance whether there is a lift or whether items will have to be carried via the stairwell.
Especially in older houses with historic building fabric in the village core around the church, a delicate touch is needed: narrow original doors, creaking floorboards and listed details need protecting. Our teams consistently protect door frames, banisters and floors with blankets and edge protectors before furniture, boxes or a piano are moved. After transport, our furniture assembly service handles proper reassembly, so that wardrobes, beds and shelves stand securely and precisely in place – whether in a new build or in a long-established family home.
Popular moving routes from Heiligensee
As a removal company for Berlin Heiligensee, we regularly handle moves both within the neighbourhood and to the immediate surroundings and beyond. Families very often move within Reinickendorf, for example from a waterside plot in Heiligensee to a more compact flat in livelier Tegel, which offers much better connections to the city centre via the U6 at Alt-Tegel station.
Moves to Frohnau and Hermsdorf are just as popular, both with their own S-Bahn connection on the S1, which is an important argument for commuters. If you want to swap the rural character of Heiligensee for a somewhat more urban but still green location, you will find a similar quality of life with better rail connections in these neighbourhoods.
Moves towards Wittenau and into the Märkisches Viertel are also part of our everyday work, for example when young adults move from the family home in Heiligensee into their first flat of their own. The immediate proximity to Konradshöhe to the south along the Havel also makes many short moves of just a few kilometres possible, which we handle particularly efficiently and affordably with smaller teams.
As Heiligensee lies directly on the city boundary with Brandenburg, moves towards Hennigsdorf and further into the Havelland are not uncommon. For these routes, as well as for moves to other federal states or over longer distances, we use our long-distance moves service, applying the same care as for a local move within the neighbourhood. On these longer routes, too, we pay attention to realistic scheduling, good communication and a reliable contact person throughout the move.
Process and booking of your move in Heiligensee
A well-organised move begins long before the actual moving day. For a move in Heiligensee we recommend contacting us ideally four to six weeks in advance, especially if a no-parking zone has to be set up or extra services such as piano transport or clearance are needed. After a no-obligation initial enquiry, we arrange a survey appointment – either in person at the house or by video call, which has proved practical for many Heiligensee residents because of the somewhat greater distance from the city centre.
During the survey we record all the relevant details: the number of rooms, special features such as garden houses or jetties, access routes, the parking situation on site and any extra services you want, such as furniture assembly. From this we prepare a binding fixed price for you that includes all agreed services. So you know from the start what costs to expect, without nasty surprises at the end.
On moving day itself our teams arrive on time with the right equipment – from blankets and ratchet straps to sack trucks and special tools for piano transport. We protect door frames, floors and stairs, dismantle and reassemble furniture on request and pay particular attention to the gardens, terraces and driveways that are common in Heiligensee. For families with elderly relatives, we also offer the senior move, in which we take particular time for consultation and support.
After the move we remain available for questions, small adjustments to the furniture layout or later part-load transport of further items. Our aim is a move that runs smoothly, transparently and with personal support from the first enquiry to the last box.
After the move: discovering Heiligensee
A move is always a good moment to take a fresh, conscious look at your new or old surroundings. Away from the boxes and removal workers, Heiligensee has plenty to offer that makes the neighbourhood so popular. The Baumberge, an inland dune landscape from the last Ice Age, invite you for a relaxed walk once the last boxes have been carried – ideal for taking a breather after a tiring moving day and getting to know new neighbours while walking the dog or jogging.
If you like peace and quiet, you will find a piece of village Berlin around Heiligensee village church and the adjoining green spaces that now exists in this form in only a few neighbourhoods. A stroll through the Alt-Heiligensee village core is a good way to take a break straight after the move, before you get down to unpacking the last boxes. For families with children, the playgrounds and green spaces near the water are a real plus compared with more densely built-up Berlin neighbourhoods.
A practical tip from our daily work: if you are new to Heiligensee, find out early where your own car and visitors can park in one of the narrower residential streets. A short chat with your immediate neighbours about shared driveways or garden paths will also save many a misunderstanding in everyday life.
If further pieces of furniture need to be collected after the move, from relatives or from an old flat in Wittenau or the Märkisches Viertel, we take care of this easily with our part-load transport – so your new home in Heiligensee can grow at its own pace.
Heiligensee: applying for a no-parking zone for moving day to the Reinickendorf district office
So that the removal van can stop right outside your front door in Heiligensee, you need a temporary no-stopping restriction. According to the page "Haltverbot für Umzüge" (no-stopping restriction for moves) on service.berlin.de, the district road traffic authorities issue an order but no traffic signs. The responsible body is the road traffic authority (Straßenverkehrsbehörde) in the roads and green spaces office of the Reinickendorf district office (Eichborndamm 242, 13437 Berlin). The application can be made informally; the district office points out that applications by email do not meet the requirement for written form. According to service.berlin.de, the authority's telephone number is (030) 90294-2939. In the application, state the street, house number, date and time. If the new address also needs space for the removal van, a separate no-parking zone is required for it.
- Fee: service.berlin.de states a minimum fee of €21.00, which may be higher depending on scope and duration.
- Lead time: according to service.berlin.de, the average processing time is approx. 4 weeks. So submit the application as soon as your moving date is fixed.
- Signs: you obtain the traffic signs from a firm specialising in roadworks safety, which is usually also allowed to put them up.
- Main roads: the district office is responsible for the network of side streets and stationary traffic. According to the district office, measures on the main road network are ordered by Verkehrslenkung Berlin.
On request we take care of the organisation as part of our no-parking zone service.
Heiligensee: location on the peninsula, re-registration and bulky waste after moving in
According to the Reinickendorf district office's neighbourhood page, Heiligensee lies on a peninsula between the Havel and the lake Heiligensee that gives it its name. The neighbourhood is popular with people looking for peace and nature on the edge of the big city; its special features include the Baumberge, an inland dune landscape formed at the end of the last Ice Age. Until well into the 20th century, the people of Heiligensee lived mainly from farming; two large fields bear witness to this. After the Second World War, the Baumberge served for a long time as a French military training area. For your move this means: it is best to clarify access, parking options and carrying routes during the survey.
After moving in, there are three things to do:
- Re-registration: according to service.berlin.de, you must register within 14 days of moving in, online with a BundID account or in person at the citizens' office by appointment. Have your landlord's moving-in confirmation to hand.
- Bulky waste: according to the BSR, it accepts up to three cubic metres of bulky waste and electrical appliances free of charge at its recycling centres; alternatively, you can book a collection.
- No illegal dumping: for illegal dumping of more than one cubic metre of bulky waste, the BSR says fines of €500 to €10,000 may be imposed.
If you are moving within the district, for example to Konradshöhe, we plan both addresses in one appointment; you will find an overview of the whole district of Reinickendorf on our district page.
